Many people have always looked at real estate investment from the point of a high commodity asset at acquisition and not from an opportunity, stable high returns, and predictable investment perspective.

The reason is that many haven't understood how and when is the best time to invest in profitable real estate assets.

Here's the number one secret to investing profitably in real estate:

TIMING: For every genuine real estate investment that comes your way, there's or there was a window that presented itself for extra profitability. E.g. most companies like ours do what we call pre-launch and promo sales. At pre-launch, you have the offer of buying at almost 50 to 70% lower than the actual cost.

Please note that the pre-launch phase most times looks very uncertain as there may not be enough documentation or evidence to help you verify the transaction accurately. At that point the profit gap looks very great and so is the risk.

How do you manage the risk? ensure the company you want to invest with has leadership with integrity, once that's in place, you can risk it.

Promo deals also give you the access to acquire at a very low rate to earn higher returns. Some real estate firms do a 50% discount on pre launch and pre sale.

Also, no matter how trusted the leadership of any company you want to buy from us is, please always do your due diligence on a property before you commit your hard-earned money to it. Don't forget!

LAND SEARCH: A PREREQUISITE FOR LAND PURCHASE

Please read this article to the end if you are planning to purchase land to avoid being defrauded.

There are two types of land you must note:

1. LAND WITH PROPER TITLE: (Power of attorney, registered survey plan, certificate of deposit/governor's consent, certificate of occupancy)

2. NATIVE LAND: This type belongs to the original owner, has not been sold to anyone, and lacks proper title.

Before you make any payment for land, it's imperative you conduct a thorough search with relevant authorities.

Here are the steps you must take to verify the genuineness of the land before making payment:

1. Run a search with the Ministry of Lands to determine if it's government land.

A registered surveyor/valuer/real estate consultant can assist you with this, though they will charge a fee.

If the search shows that it's government land or the land falls within a government reserve area, please refrain from proceeding.

It's much easier if the land has a certificate of deposit/governor's consent. Simply verify the authenticity of the documents with the Ministry of Lands.

2. Run a search with the village head, youth leader, family head, and community members.

This will help you determine if the land is under contention by family members.

Contact the village head of the community, as they can provide you with necessary information and contacts.

3. Return to the neighborhood/area and ask questions about the land.

Locals in the area will likely have valuable information to share about the land

4 TYPES OF INSURANCE ALL REAL ESTATE INVESTORS SHOULD HAVE
Landlord Insurance: This type of commercial real estate insurance is also known as rental property insurance. It will include the different types of coverage the real estate investors need to protect their bottom line. Depending on your needs, your policy could include things like liability coverage, hazard coverage or loss of income coverage. Landlord insurance will not cover the belongings of your renter, and it is their responsibility to purchase renter’s insurance.

Liability Insurance: Liability coverage protects you against the financial harm that can come from accidents on your property involving tenants, the guests of your tenants, repair technicians and more. Liability insurance will also take care of offsetting your financial responsibility if something is stolen or if someone files a lawsuit.

Fire and Hazard Insurance: Fire and hazard coverage is critical, as the hazard coverage will also cover things like structural damage that can occur as a result of theft, fire or storms. Real estate investors use this insurance to protect against accidents that can happen and lead to expensive repairs to restore the structural safety of the property.

Water Line and Sewer Backup Coverage: Depending on your policy, this might be included already or need to be tacked on as an add-on. A clogged sewer line typically does not lead to extensive damage, but a damaged water line or sewer line can make the property uninhabitable in an instant. In some parts of the country, any breaks that occur beyond the property line are the responsibility of you as the owner and not the city or county.

6 KEY STEPS TO TAKE WHEN BUYING A HOUSE OR LAND PROPERTY IN LAGOS
There are a great number of things to look out for and keep in mind when buying a new home or land property especially in a place like Lagos . The following 6 steps are crucial and will serve as guideline while you make that investment in property in Lagos.

1. Understand the Nature of the Property
Investors want to get the best value for their money. And this often translates to the best return on their investment. It's important to do this step because it legally makes you the new owner in the eyes of the law. If the property already has a C of O (Certificate of Occupancy), you’ve got Governor's consent for it which is great. If it does not, then you start processing your C of O as soon as possible.

6. Appoint An Estate Agent to Help Manage the Property
