I’ve edited tonssss of talking head videos for clients and, in my previous career as a journalist, listened back to hundreds of recorded interviews. I’ve noticed patterns of speaking that can get in the way of delivering a clear, concise message ((which is critical when filming short form video)).
Here are a couple others to watch out for:
👉🏻 Using too many examples. This can drag out the video unnecessarily and distract from the main point.
👉🏻 Including a side story or disclaimer and not coming back to the main point
Substance > fluff
Be yourself, let your personality and humor come through, but stay on message and you’ll be golden.

Aware of the irony that the quality of this reel is 💩 My son dropped my phone and it has a giant crack going right across the camera but here we are.
Once you choose a screenshot I’ll-stopping house, you’re going to want to have a hook on your reel. Here are some examples:
▪️ What [$$$] gets you in [location]
▪️ If you’ve been looking for a [description] home in [location], this house is for you
▪️ Wait until you see the [feature] in this [location] home
Tips for filming high quality footage on iphone:
🤳 Change settings to 60fps/4K
🤳 Turn off HDR
🤳 Hold your hand steady and film slowly
🤳 Do not zoom in or out (reduces quality)
🤳 Don’t put boring stuff like empty bedrooms, the garage, and blank walls in your reel
🤳 Pan in opposite directions so not every shot is the same
🤳 Turn on all lights and open blinds
🤳 Close toilet lids
Ok LAST:
👉Get yourself in the reel if at all possible.
👉Use trending audio that creates an emotional connection.

Having a strong social media presence shows potential clients that you are tech savvy and have the marketing chops to handle their transaction like a pro. ⚡
Here are the 5️⃣ key ingredients to getting high engagement as a realtor.
1️⃣ Content with broad appeal. When I’m creating my clients’ content calendars, I make sure that at least 80% of the content is top-of-funnel. That means it is entertaining, shareable, or scroll-stopping in some way. What it’s not: educational or salesy (that’s what the other 20% is for).
2️⃣ Connection. Real estate is all about relationships, even on the ‘gram. You can have the most beautiful content, but if you don’t interact with others, you won’t get interaction in return. The key is to show up on stories daily, let your personality shine through, and do plenty of outbound engagement.

3️⃣ An edge. You have to have something that makes you stand out from the competition. Whether it’s an irreverent sense of humor; a passion for mid-century architecture; a specific filming style; or a flair for helping first time buyers. There are endless possibilities – just make sure you pick one!
4️⃣ Tracking Analytics. You must study your analytics so you can understand what’s working and double down on it. Noticing that your house tours are performing better than your other reels? Do more house tours and watch the results!
5️⃣ Patience. The last ingredient is patience. Like all forms of lead gen, what you put in today will be reflected back to you at least 90 days from now. Building a community on Instagram is a long game that takes consistency and dedication, even when you feel discouraged.
Need help implementing these techniques? That’s what I do.

Here’s what you’re going to post next week 👇🏻
▫️ Monday
🪝Hook: Five home buying myths that are holding you back
🎥 This could be a carousel or 6-8 second b-roll. If it’s a reel, reveal the five myths on screen and then elaborate in the caption.
▫️ Tuesday
🪝Hook: My exact blueprint for [desirable result for ideal client]
🎥 Did you know the word blueprint is starting to outperform ‘guide’ and ‘strategy’? Fill in the blank with a *specific* client goal, e.g. selling your home in less than 30 days; scoring a home in your dream neighborhood; etc.
💡PRO TIP: If you have a buyer or seller guide, this is a great opportunity to use it as a lead magnet.
▫️ Wednesday
🪝Hook: This surprised me most when I moved to [city]. [Reveal on screen]
🗣️This could be a chatty video where you say the hook out loud and then explain your answer OR a short reel paired with b-roll of your city. Reveal the answer on screen and then elaborate in the caption.
▫️ Thursday
🪝Hook: I’m just waiting for all the [describe ideal client] to find my account
🎥Pair this hook with a b-roll of you doing something not-real estate related like drinking coffee, walking your dog, doing your makeup, etc. Fill in the blank with a vivid description. Ex: “I’m just waiting for all the mamas who are tired of sharing their bathroom with toddlers to find my account.”
▫️ Friday
🪝Hook: If I was moving to [state/city] and wanted [lifestyle], I would definitely check out [city/neighborhood]
📍 What’s a lifestyle that your ideal client is after? For example: “If I was moving to Tulsa and wanted to provide a great life for my dog, I would definitely check out this neighborhood.” Pair with a few clips of the area and provide deets in the caption.
▫️ Saturday
🪝Hook: If you’ve been looking for a [style home] in [area], you’ve got to see this one
🏡 Use this hook with a home tour. E.g. If you’ve been looking for a
If you’ve spent any amount of time marketing your real estate business on instagram, you know that the algorithm is changing all. the. time.
You also know that there is a ton of conflicting advice out there.
Why?
Because people are going to tell you what worked for *them.*
And guess what? What worked for a faceless influencer definitely is not going to work for a realtor.
As a realtor myself, I got sick of being a slave to the algorithm, feeling overwhelmed by the tidal wave of advice, and getting bummed out about my numbers.
I got back to basics and developed an *admittedly not sexy* system for content creation and lead gen designed to actually get clients from Instagram.
When you work with Post House, I will do a deep dive into your brand to create a personalized strategy for you and only you. We’ll get into key identifiers such as:
– Your ideal client avatar
– Customer journey
– Competitor positioning
– Brand tone and voice
– 3, 6, 9, and 12 month goals based on realistic industry standards
I will work hard to create a strategy that will be effective to grow your business 📈 and keep our eye on the prize: getting more clients.
In addition to content, I offer a community engagement strategy unique to real estate professionals that involves:
• Treating your following as a database (sphere of influence)
• Interacting with local people to grow your sphere with high value followers
• Staying in touch with ideal followers over time
• Staying in touch with leads and past clients
In other words, I help you build relationships with local people who are actually likely to hire you for real estate services.
If you’re a realtor looking to outsource your social media, that’s what I so.

This exact template got one of my clients 60.8k views, 2,276 likes, 264 comments, and 447 shares. Not too shabby!
👉🏻It works because the first clip creates anticipation. The following clips create an aspirational, emotional feeling connected to your city that will appeal to people who live there or are thinking of moving there.
How to use this template:
01. Tap the three dots in the bottom right corner
02. Tap ‘Use as template’
03. Choose photos and/or videos from your camera roll showing off your city
04. Change the text to your liking
05. Add caption and post ✅
That’s it! For my version of this reel, I used a video of me driving past the Tulsa skyline paired with beautiful images of my favorite places in Tulsa. I used a mix of my own photos and pictures I found on Pinterest.
I used 34 clips total, but yours can be shorter and it would still have the same effect.
Give it a try and let me know how it goes!
