How to build a stellar real estate follow up strategy

It’s a lot easier to determine what type of touch you’ll do for each person in your database if you’re able to search for them using their location in the real estate sales funnel.

It’s a pity that direct mail marketing costs money because it’s so effective. Many agents we’ve spoken with are reluctant to use it because it’s not “free” like email social media engagement.

Shake loose some of your marketing budget to reach out via a postcard or market report once in a while.

Social media

Social media platforms are ideal for a quick reach-out, but don’t rely on this mode exclusively. Occasionally visit your hottest leads on social media and engage with them.

It’s a welcome change for both of you after the less-personal touches you may have been sending.

The keys to a successful follow-up strategy include consistency and targeting. Get those right and the rest will fall into place.

Pin – these are the photos that people post on Pinterest.

Board – Each Pinterest user typically ends up with lots of pins and categories them in an area of their page known as a “board.” Real estate agents, for instance, may make neighbourhood boards, such as “Sunny Knolls.” On the Sunny Knolls board, he or she would pin photos of that cute little diner on B Street, holiday-lit homes in the neighbourhood, photos of the area’s amazing park and more.

3 Steps to creating better lead generating ads

Today, we're breaking down the 3 steps you can use to build solid lead generating ads that will get you more clients.

Take the following three tips to heart to ensure your real estate advertisements bring a respectable return on the advertising dollars invested.

1. Think about what is the goal of your real estate advertisements?

General lead generation?
Listings?
Buyers?
Investors?
Establish yourself as the neighbourhood authority?
Brand recognition?

2. Who do you need to target with your real estate advertisements?

Once you have a clear goal established, it’s time to determine who will be most responsive to your ads.
For instance, if your goal is to get more buyer leads, figure out which type of buyer you want to target. First timers? Repeat buyers? Investors? International buyers?

It’s important to niche down for each campaign if you hope to laser-target your advertising.

3. Constructing the real estate ad

Creating a compelling headline for your real estate advertisements isn’t easy. The internet is riddled with advice on how to do it, yet few seem to get it right (including yours truly).

The headline needs to grab attention. If it doesn’t, the ad won’t be read and you’ve wasted time and money.

Get to know your target audience. Use their anxieties, their curiosity and their hunger for knowledge to pique interest.

Get the headline right and the rest of the ad should be a snap. Here are some tips:

Offer information that they can’t find easily or solutions to a problem that is common to your target audience.

Keep the ad simple

Avoid redundancy

Don’t focus on yourself

Promote the benefits, not the features, of working with you. “I’ve been in real estate for 10 years” is a feature. “My listings sell, on average, within 24 hours,” is a benefit.

What’s your relationship with the word ‘No’? Most people dread the word, they’ve got the fingers crossed under the desk that they won’t hear the word uttered out of the clients mouth.

But I love the word ‘No’. Because you know what it stands for? New Opportunity.
