The things I always look for in my Mid Term Rentals.
1. Kitchen- kitchens sell houses and they make people want to rent them!
2. Bedroom size- can I fit a king bed?
3. Bathroom count- 2 toilets is ideal
4. Back yard- fenced yard is ALWAYS top priority

Think about it- right now everyone is dropping prices. That’s a lot of agents only move. Why not think outside the box?! Furnish the house! I think this is especially a good move for the first time buyer bracket. That $400-600k range. Many of them are counting their Pennie’s closely because it’s such a big jump onto the property ladder.
So why not eliminate a massive cost- Furnishing!? If you’re looking at moving from a 1 bed apartment into a 2 - 3 bedroom house, and you’re spending the bulk of your savings on JUST the house, think of how much perceived value you would get out of a Fully furnished house? Even if you didn’t live 100% of the furnishings. If you’re comparing two properties in the same neighborhood at the same price and relative finish level and one is adorably furnished and the other is empty… you’re gonna buy the furnished one!
First time buyers are looking so critically at the value they’re getting out of a house. Why don’t deliver VALUE over a price drop. Bring an actual perk to the table.
Experienced agents! Weigh in?! What do you think!? Am I crazy?! Buyers.. and past buyers, what would you do if you found a house that was fully furnished and the furniture was just included? Would that make you want it more?
So many people don’t consider the importance of process when they start a furnished rental. One of the things I didn’t expect was how HARD it would be to furnish a whole house all at once. Managing boxes and inventory coming in at different times from different sources that all look similar and maybe aren’t clearly labeled can become a HUGE time suck and very confusing to sort through. I recommend that as soon as a box comes in- you label them with the room they go in. Give each room a name. Put a sticky note on the door and write the name of the room on the box or package. That way you and anyone helping you set up can easily identify where the box/ item goes without superfluous communication and time wasted trying to figure out what it is or where it belongs!
One of the things that sets our company apart from the others is we actually furnish the spaces for you. We work with you to create a design and budget and then do all of the shopping, and setup. From hanging photos, to assembly of furniture to hunting good will and facebook marketplace. We do all of it. And then we provide photos as video which we use to advertise.

This house has such incredible income potential! I actually manage a property with a similarly sized ADU around the corner from here! And it averages $1800+ per month on Airbnb and Furnished Finder! I love how the sellers put so much into the landscaping and have retained the home’s original woodwork. So many people paint built ins and remove original fireplaces for trendy tile but this home has SO much original charm in tact!
At 3.5% down FHA this home would be a $24,000 down payment and would cost around $5600/ month. But after you take off the income from the ADU which I am confident would consistently bring in $1800/ month your payment would be $3830/ month. That’s less expensive than a 2 bedroom apartment in #sanfrancisco or #sandiego
Not to mention this place is walking distance to multiple shops/ restaurants and grocery stores and has amazing transit links as well as off street parking for multiple cars.

Coffee is kind of an expected amenity in an Airbnb. There’s a lot of choices for making coffee and a lot of people opt for systems like Keurig or Nespresso. Pod based coffee makers are very popular. Guests love them because they’re convenient. We used to have a Nespresso in our ADU and got rid of it for a knock off Aeropress here’s why I got rid of it.
1. The pods were EXPENSIVE! We’d pay $12 for 8 pods that each make 1 cup of coffee. When a bag of coffee costs $12-15 and can make like 50+ cups.
2. They’re not environmentally sustainable. This is something that important to me and that I feel strongly should be a consideration as much of the hospitality industry is heavy on disposable products which adversely impact our environment.
3. They are not always intuitive for guests to use. I’d say 30-50% of guests would ask me how to use the machine and when you’re managing like 8 properties you really want to cut down on unnecessary guest questions.
That said if you do have something like a Nespresso or Keurig and it doesn’t make financial sense for you to replace it for whatever reason consider getting a reusable filter that you can put regular coffee in. This is a way to cut down on pod costs and keep your machine!

Pro tip! Many of you have been following us since our full time travel days. If you’re someone who follows us because you want to have more time and flexibility to travel listen up because I have a hot tip for you!
Your seat is negotiable.
One way to get a seat change or even upgraded on a full flight is to chat with the gate agent. Sometimes I offer to grab the gate agent a coffee or I make myself the easy passenger and willingly gate check my bag if I don’t have a tight timeline on my landing.
I didn’t book my tickets for this flight and therefore got stuck in a middle seat. When they asked for anyone who could to gate check a bag to do so I said I’d be willing to if they would be willing to upgrade and change my seat. I got moved from row 33 to row 18 and seat B to A. And no one else as between me and the other person in my isle.

When Matt and I started this journey we had a lot of limiting beliefs. “We can’t afford a mortgage more than $1600/ month” “We can’t travel full time, no one does that it’s way too expensive” “we can’t afford XYZ”… but the more we learn about money and the more we learn about making it and managing the more we realize “Can’t” is a word we use when we’re too lazy or not ready to admit that it’s either not a priority or something we’re not ready to do yet. For example right now our financial priority is growing our short term rental management company and things like having a house cleaner are not a priority because we want to pay off AS MUCH DEBT AS WE CAN right now. It’s not that we can’t afford a house cleaner it’s that we would rather allocate the $600/ month that would cost towards paying off our Credit card.
Money is a mindset and it’s a hard one to get into because the moment we enter school we’re told the way to success is graduate from Hs, then college, then get a job, then work our way up, then retire. But when you step back and look at every major success out there they are people who looked at the conventional way of doing things, and when someone said “you can’t do..xyz” they did it. And they build a business around it.
The reality is if you want to get out of debt, make money on your own, manage your own time and be financially independent… you can’t keep using the word can’t or you WONT end up achieving your goals. #moneymindset #shorttermrental
