Once we served the tenant, she called us and told us we needed to fix her fridge or she was going to call the news on us - because we were slumlord.

This was her fridge - it was brand new 8 months earlier. 😠

If you don't already know, Mariel and I always fly in economy, no matter how many points we have. It's so bad, people in the points world have a running joke about us and has become synonymous with flying econ.

After this trip to India, we'll surpass 1,100 flights - wheels up to wheels down. We've flown up front, in a lie flat seat - once! I know it's not "Instagram" worthy, but there's not a lot of people who have done 1,000+ flights on points and miles either.

So on this trip, Mariel has had enough and insisted we fly up front.

Singapore Air, fifth freedom from LAX - NRT - SIN - DEL.

We used Aeroplan (via Cap 1 points) to book (transfer partners with Cap 1, Chase, and Amex) 105k points each, plus about $200 in taxes.

We've been waiting for this! Route 66 is getting some grant money thanks to the Tulsa Route 66 Commission!

We went to the press conference today at Circle Cinema and we ended up getting interviewed by KOTV - News On 6 about our buildings by The University of Tulsa.

I had a local friend reach out because he needs a little help with a property.

He tends to be the nice guy, always giving people chances, never evicting, working with people for months and months... and this is what he has to deal with. It's unfair.

I know we'll get comments like "you should have screened your tenants better" - but if it's wasn't for people like this guy, these people would be homeless. He provides good housing, at affordable prices for those who need some help.

The Story:
This 1910 Craftsman was was so notoriously infested with crackheads that it was deemed a public health hazard & on the City's demo-list. We had to keep pleading for more time before they wrecking ball-ed it.

The battle against the junkies probably wasn't worth it; they burned down the garage apartment & as soon as we got all of the new electrics in the house, they broke back in & ripped out all $3,000 worth of wire so they could scrap it for $200. We were all ready to lobotomize Mariel for not just cutting our losses & selling, but now we're all feeling better:

The Numbers:
All-in with studs out rehab: $145,568.
Rented $1500/mo to an A+ tenants
Appraisal $230,000 - so the bank cut us a check for 85% of this ($195,500) which we used to help rehab the nextdoor!

The Story:
This house was so dilapidated that when it was gifted to HUD 15 years ago, they repeatedly declined to sign the paperwork & refused to take ownership. We bugged the city about buying it for a whole year but they didn't want to deal with figuring out the paperwork.

We were rehabbing the nextdoor house that was being plagued by this house's squatters; they'd continually come over, break a new hole in our foundation to get under the house, then bust through the floor, climb up, & steal our wiring. They ripped the copper out of our new HVAC twice, & burnt down the garage.

Finally, on one of the maaaany times we sent the cops in to clear them out & look for a neighbor's catalytic converter, they found a body (& the catalytic converter!)! I told the city & they finally were happy to sell the house! I changed my $50,000 offer to $10K, on account of the body, & they accepted!

For those of you that think we're monsters for capitalizing on a body, you'll be happy to know that Mariel immediately got my comeuppance; she promptly fell through the floor - that picture is her leg!

Our health insurance has a $7000 deductible so of course she hasn't had a tetanus shot for 20 years - but this was six months ago & still no lockjaw! Hurray!

The Numbers:
Purchase price + rehab: $103,650
Rented: $1,695/mo
Appraisal: $235,000

We also rehabbed the building in the backyard, making it an apartment for traveling nurses - total cost $10,000. So far, we've generated just under $14,000 from the unit (in about 8 months) - video to follow

We're dumb, & my Jewishness should be rescinded, but at least I love how it turned out, the neighborhood is great & definitely appreciating in value, & we got dream tenants!
