I had a local #Tulsa friend reach out because he needs a little help with a property.
He tends to be the nice guy, always giving people chances, never evicting, working with people for months and months... and this is what he has to deal with. It's unfair.
I know we'll get comments like "you should have screened your tenants better" - but if it's wasn't for people like this guy, these people would be homeless. He provides good housing, at affordable prices for those who need some help.

There are a ton of ways to break stuff, but neglect and a lack of maintenance seems to be the most common with rentals.
Sometimes things happen in #realestate that you can't control.
Today, I had some workers at one of my #rentalproperties. As I pulled up to check on things, a car swerved and smashed into the back of their car. An older gentleman's tire blew out, forcing him to swerve - total accident.
BiggerPockets doesn't prepare you for this.
Luckily everyone has insurance.
Another #methtonety rehab done. This one is older, but it's worth another share.
It was another major project, but the numbers are good. The rehab is good. The neighbors are happy... everyone wins.

This was our first rental in Tulsa. It had carpet in decent shape and was essentially a turn key property.
4 years later, it was time for new carpet. Here's what we found when we pulled it up.
$350/month -> $1,400/month
We paid $25,000 for this house (two house on the same lot for $50,000). This was rented for $350/month and needed a FULL gut job!
We'll invest roughly $80,00 into this and it will rent for $1,400/month once we're all done!
We have FINALLY started rehab on this SFH!

Although this house won't meet the 1% rule as a rental, it will have just under $100,000 in equity - the project made sense! Don't get locked into one way of thinking, there are a lot of ways to make money in #realestate
