This is a appreciation post.

South Charlotte and in particular got a Little (well really a lotta) cooler this week, with the opening of Little Mamas. My wife and I took the 40 min trip from NoDa and were treated like royalty by their staff.

Little Mamas in SouthPark has always been one of our favorite date night spot. Rea Farms’s new location did not disappoint, the decor is classic and authentic, the booths plush, comfortable and elegant, the food as good as always, the cocktails boozy, and the experience top notch.

I’m a huge fan of the 4 sided bar that was retained rim the previous business, if I lived nearby, I could see having quite a bit of cocktails and ubering home. 🍸

Make sure you grab a reservation today!

Hey , , , it’s time for us to talk about how difficult the Tremont, Camden area has become for pedestrians, trains and cars.

We need to make bold decisions to fix this issue and it starts with closing down one block of Camden for Pedestrian only access and routing cars around.

This would a boon to businesses and a center of gravity for . It would also allow for Camden to be programmed permanently for business incubation.

‼️🚨EXCLUSIVE: NEW PEDESTRIAN FOCUSED RESIDENTIAL PROJECT🚨‼️ (exclusive for and I, but Instagram sucks at collab tags)

and I got a big exclusive for yall this week. This is going to be a huge project for Optimist Park
city has been killin the game in as far as apartment buildings focused on place making goes. Now we have a new project to announce at 25th and Brevard, this is Oxbow

Fast Facts:
- 389 apartments
- 11,600 SF of retail (wow!)
- Retail passageway creating a very walkable project

We love the design of this building and it’s using top notch materials with brick facades and wood insets. Unlike most projects in the area, this has a ton of retail with the goal of connecting the building to the area.

The retail passageway will connect the Cross Charlotte Trail to the project and provide easy access to great stuff in the area like Seoul Food, UDM, Cordelia Park and more. This is a top notch project and really should be what we are getting more of, not few and far between, other developers should take note.

Breaking Ground Soon!
The team at will be bringing a 27-floor tower to Charlotte’s Midtown area. The multifamily tower will include 330 units, 4,000+ sq feet of retail and will sit on the 1.3 acre grass parcel across from the backside of Trader Joe’s, on the corner of Metropolitan Avenue and Kings Drive.

Site work will begin in January, with the tower vertical by the Summer. I’d expect topping out of the tower to occur in Summer of 2025. Midtown has seen a number of high rise proposals over the years, this will be the first one to be fully realized.

Live at !

No really, soon you will be able to live at my favorite place. Today the team at Camp, and ATCO Properties released renderings of their long awaited and currently under construction apartments Kinship East and West.

When complete these buildings will include:
• 301 residential units unlike anything Charlotte has seen. Why do I say that? Well because they will offer 7 live-work units that include a retail space for the tenant to operate! Wild!
• There will also be 10 cluster apartments, comprised of individual 3-bedroom and 4-bedroom units creating 39 residences at Kinship West. Each resident’s small, furnished unit will have access to a fully-equipped, modern shared kitchen and living space.

These are daring concepts that will only make Charlotte’s housing options more diverse and meet all kinds of needs and even ambitions.

Im here for it and I wish the Camp team good luck as they continue to change the urban landscape of their 76-acre site and the Charlotte community as a whole.

Friday Critical Mass!

Critical Mass is celebrating its 1 year anniversary, and looking to have their biggest ride ever. They’ve regularly drawn more than 300 riders, so it would be great to see even more!

This is a safe and fun way to ride around the city, get some exercise, meet new friends and here’s a bonus; watch me ride a bike a long distance for the first time in 20 years. Lol.

If you can’t participate this Friday but wants to in the future it’s the “Last Friday of the Month, Rain or Shine.”

Meet us at First Ward Park at 645, we roll at 7.

🔥take:
There is absolutely no reason to allow vehicular access, outside of deliveries, to Camden between Worthington and Tremont. This should be a pedestrian only stretch for these two blocks, with seating, trees, planters, retail kiosks, and a social district.

Action at Sugar Creek Station!

and cocktail bar Tattoo Liquor Lounge will be opening at The Pass by in the neighborhood.

A few weeks back I mentioned that at one point I called 25th Street Station “the loneliest transit station in the world.” For a short period of time, Sugar Creek Station held that title as well. That is until recently however, as we’ve started to see an influx of creative adaptive reuse in the area. So far , and have opened up nearby. Bahn Mi staple has also announced that their joining the mix nearby.

Soul Gastrolounge will open in a massive 6,400 square space at that’ll include a much bigger kitchen and dining area. For reference this is nearly three times larger than their former Plaza Midwood Home.

About the Pass: The pass is an adaptive reuse and new build project right at the front steps of Sugar Creek Station. Here is how the project is phased out:

1️⃣Pass41 - includes 86,000 square feet of office and retail space.

2️⃣Pass42 - will consist of 120,000 square feet commercial space.
3️⃣Pass43 will be 60,000-80,000 square feet of commercial space

A changing area: The area around Sugar Creek Station is having a massive rebirth as a mixed use city center. To date there are 3000+ residential units planned, as well as more than a half million square feet of commerical space. An area was formerly home to fairly heavy industrial, as well as a massive concrete plant.

The area is technically within the bounds of NoDa and is just part of the reason the neighborhood is expecting a 300% jump in population in the next 5 years.

Awesome retail news…

One of my all time Charlotte favorites, local Greek restaurant is opening a spot at Inkwell NoDa by .clt. Inkwell is on 36th and McDowell in the heart of the NoDa neighborhood.

The 1,500 square foot space will serve fresh salads, gyros, pitas, appetizers and entrees and will have a outdoor patio facing 36th Street. I cannot wait for this opening, Greco has some of the best fries in Charlotte and I’m going to have to resist them in favor of their equally awesome rice.

Inkwell has two additional retail spaces to lease, with one being set aside as affordable rate retail. To learn more about these spaces contact .

The neighborhood waits with bated breath for its newest grocery to open.

This morning I toured ’s first Charlotte project with one of their Principals, a Charlotte-native. The project is in full swing and the building is chugging along toward a finish in 2024.

The grocery space is impressively immense, with 30 foot ceilings filled with natural light. On the North Tryon Street edge giant clerestory windows, one day spaced high above shelves lined with products, will fill the entire space with light. Its really a sight to behold.

All told the space will be around 25,000 square-feet. So about 10,000 square feet larger than the Midtown Trader Joes, and 7,000 square feet larger than the Uptown Harris Teeter. No word on WHO the grocery store will be, but we have it on good authority that it’ll be immensely easier to get in and out of than the midtown TJs.

Stay tuned next week when I take you on a tour of the entire building, its views and give you a behind the scenes on the construction process.

🏗️🚧🦺🧱🔩🚜 Update: Commonwealth

Everyone’s favorite project to hate is really taking shape in “downtown”

Last summer, folks came out of the woodwork to cry foul on this transformative project, that will bring tons of new activity to one of Charlotte’s most vibrant and urban neighborhoods.

When the buildings are complete next Spring the Plaza Midwood CBD (Central Business District) will be adding:
• 150,000 square feet of office
• 383-units of apartments
• 100,000 square feet of retail and restaurant space.
There is a phase II of this project that will kick off later, adding:
• 250,000 square feet of office
• A boutique hotel, to be named.

I know people LOVE to hate this project, but one thing is undeniable, this project will bring foot traffic and attention to the neighborhood like never before, hopefully helping prop up and support the businesses that already call this neighborhood home, and give space to brands that want to be part of the action without being at the expense of those that are already there.

We have already lost so much, we hope this brings balance to an incredibly vibrant neighborhood.

A few years ago I called 25th Street Station “The loneliest transit station in the world,” fast forward 5 years and it has the potential to be center of the densest residential neighborhood in Charlotte.

Today, what was once a sleepy industrial section of town with an overgrown creek running through it, could be home to 6-7000 new residents connected by train, by sidewalk and by greenway to one another.

The neighborhood is blossoming into something special and unique, an area that is prioritizing alternative modes of transportation, with companies like .clt rolling the dice hoping that people will rely on e-bikes, bikes, car shares, transit and their own two feet to get around, instead of car ownership.

All said the neighborhood has around 4000 units proposed, along with 120K retail and 100K office. It’ll be very interesting to watch this area change over the next 5 years.
