PAG-IBIG HOUSING LOAN TIPS‼️
If kumuha ka ng house sa subdivision through PAG-IBIG, take note of these tips:

📌Always pay your monthly amortization and monitor it online via virtual pag-ibig website. They don't send monthly bills so pay your monthly amortization diligently para di lumobo utang mo.

📌Yung binabayaran mo na monthly amortization, naku ang liit lang ng napupunta nyan sa principal. I asked the staff sa pagibig and they told me about the breakdown of my P9,555.34 Monthly Amortization:

P7,166.67 interest
P235.80 Fire
P360 insurance
P1,792.87 Principal
= P9,555.34 total monthly Amortization

Diba ang liit ng kaltas sa principal. Ang laki ng bayad sa interest.

📌This is how you compute your monthly interest. Bigay ko na example yung amin.

1.6M = principal (total amount ng utang namin)
5.375% = annual interest
divided by 12 months

1.6M x 5.375% ÷ 12 = P7,166.67

📌That's why, it is highly recommended to pay in advance sa principal mismo if you have extra money para lumiit din ang interest na binabayaran mo. For example, after 5 years, 1M na lang principal mo so 1M x 5.375% ÷ 12 = P4,479.17

📌Di bababa ang monthly amortization mo BUT because smaller na ang interest, BIGGER na ang kaltas sa principal mo.

📌If you have extra money and you want to pay in advance, go directly to pag-ibig office and sabihin EXCESS TO PRINCIPAL yung payment mo.

---For example, magbabayad ka ng 50k and
10k ang monthly amortization,
the excess which is 40k will be deducted directly sa principal amount mo. So nakabayad ka na ng monthly Amortization, nabawasan pa principal mo.

📌Iwasan mag advance payment sa monthly amortization sa bayad centers. Mababa lang nababawas nyan sa principal mo. Bayad ka na lang sa principal.

---For example, if nag bayad ka sa payment centers ng 50k for your monthly amortization, meaning you don't need to pay for 5 months kasi nag advance ka na sa monthly amortization mo. Pero ang liit lang ng kaltas nyan sa principal mo.

📌You can pay the principal ONLY IN PAG-IBIG OFFICE not in bayad centers.

📌For example, nakabayad ka na ng monthly mo sa bayad center last April 1 tapos may extra money ka pala before your due date and you want to pay in advance, pwede pa yan. Punta ka ng pagibig office and say you'll pay DIRECT TO PRINCIPAL. Para whole amount na mabayad sa principal.

This is based on clients experience and based sa sabi ng staff sa pagibig. I hope this can help you guys. We need to be financially literate para di tayo mabaon sa utang.

BY AGE 35. YOU SHOULD BE SMART ENOUGH TO REALIZE THIS:

1. Someone makes 10x more than you do in a 9-5 job because they have more "leverage" with their work.

2. Distraction is the greatest killer of success. It stunts and destroys your brain.

3. You shouldn't take advice from people who are not where you want to be in life.

4. No one is coming to save your problems. Your life's 100% your responsibility.

5. You don't need 100 self-help books, all you need is action and self discipline.

6. Unless you went to college to learn a specific skill (ie. doctor, engineer, lawyer), you can make more money in the next 90 days just learning sales.

7. No one cares about you. So stop being shy, go out and create your chances.

8. If you find someone smarter than you, work with them, don't compete.

9. Smoking has 0 benefit in your life. This habit will only slow your thinking and lower your focus.

10. Comfort is the worst addiction and cheap ticket to depression.

11. Don't tell people more than they need to know, respect your privacy.

12. Avoid alcohol at all cost. Nothing worse than losing your senses and acting a fool.

13. Keep your standards high and don't settle for something because it's available.

14. The family you create is more important than the family you come from.

15. Train yourself to take nothing personally to save yourself from 99.99% of mental problems.

Multitasking is a scam.

Why did a recent post of mine on this topic (60,000 interactions and counting!) hit such a nerve?

Because admitting that multitasking is a con means admitting we've been conned.

We've built empires and egos on this "ability" to keep multiple balls in the air. It's become a twisted badge of honor.

But at what cost?

I'm calling it out.

Let's break this down:

1/ Focus Fragmentation

• Juggling multiple tasks doesn't mean you're efficient.

• It's just scattering your focus, making you less effective on each individual task.

2/ The Science Doesn't Lie

• Research is clear: our brains aren't wired for effective multitasking.

• Every switch between tasks incurs a "switch cost" that zaps time and energy.

3/ The Grand Delusion

• People think they're getting more done.

• The reality? Subpar outcomes and projects that take longer to complete.

For just one day, abandon multitasking. Choose focused, uninterrupted blocks of work on one task at a time.

• Ditch the multitasking madness.

• Embrace deep work and focused effort.

Stop glorifying the frantic hustle.

Document the difference. Feel the increase in productivity and the decrease in stress.

A lady asks: "How much do you sell your eggs for?"

The old vendor replies "50¢ an egg, madam.” The lady says, “I'll take 6 eggs for $2.50 or I'm leaving.”

The old salesman replies “Buy them at the price you want, Madam. This is a good start for me because I haven't sold a single egg today and I need this to live.”

She bought her eggs at a bargain price and left with the feeling that she had won.

She got into her fancy car and went to a fancy restaurant with her friend. She and her friend ordered what they wanted. They ate a little and left a lot of what they had asked for.

They paid the bill, which was $150. The ladies gave $200 and told the fancy restaurant owner to keep the change as a tip...

This story might seem quite normal to the owner of the fancy restaurant, but very unfair to the egg seller...

The question it raises is:

I once read this somewhere ,that a father used to buy goods from poor people at high prices, even though he didn't need the things. Sometimes he paid more for them.

Listen,
Every time you fight someone, you are also fighting their dependents.
Don't be the reason why someone is in pain.
Don't kill someone else's a dream just because you don't agree with their ideas.
Words have power, they can bring either life or death.
Instead of discouraging someone, support them with encouraging words.
Because in the end, you're not gonna pay for their bills.
Don't be the reason why they quit on their dreams!

LEARN FROM THIS

One evening my mother made dinner after a hard day's work. She put a plate of eggs, salad and burnt toast in front of my father...

I immediately noticed, the burnt toast.... And I was waiting to see if he was going to complain about it, but my father started to eat them, smiling and asked me how I spent my day at school...

My mom apologized to my dad for the burnt toast. I will never forget his response to her: "Honey, I love burnt toast!"

Later when I went to bed and my dad came over to kiss me goodnight, I asked him if he really liked the burnt toast?

He hugged me and said, "Your mother has had a difficult day and she is really tired. She went out of her way to prepare this meal for us, why blame her and hurt her. Burnt toast never hurt anyone; but words can be very painful!"

We have to know how to appreciate what others do for us, even if it's not perfect, because it's the intention to do well that counts, and no one is perfect..

A SHORT LESSON!

• Someone graduated at the age of 22, but waited 5 years before securing a good job.

• Someone became a CEO at 25, and died at 50.

• While another became a CEO at 50, and lived to 90 years.

• Someone is still single, while someone from his school group has become grandfather.

• Obama retired at 55 & Trump started at 70.

• Everyone in this world works based on their time zone.

• People around you might seem ahead of you & some might seem to be behind you.

• But everyone is running their own race, in their own time.

• Do not envy them.

• They are in their time zone, and you are in yours.

So, relax.

You're not late.
You're not early.
You are very much on time, and will achieve your desired goals for Life(Be Encouraged).

An Aeroplane cleaner was cleaning the Pilot's cockpit, when he saw a book titled,
"HOW TO FLY AN AEROPLANE FOR BEGINNERS (Volume 1)

He opened the first (1st) page which said: "To start the engine, press the red button...". He did so, and the airplane engine started...

He was happy and opened the next page...:
"To get the airplane moving, press the blue button... "He did so, and the plane started moving at an amazing speed...

He wanted to fly, so he opened the third (3rd) page which said: To let the airplane fly, please press the green button... "He did so and the plane started to fly...

He was excited...!!

After twenty (20) minutes of flying, he was satisfied, and wanted to land, so he decided to go to the fourth (4th) page... and page four (4) says; "To be able to know how to land a plane, please purchase Volume 2 at the nearest bookshop!"

*Moral Lesson*

Never attempt anything without complete information

*Half Education is not only dangerous but destructive!!!*

Makaka kain din tayo sa mamahaling restaurant na masasarap na pagkain.

Isang araw masasabi mo din ang salitang “Sagot kona”

Isang araw di kana nila mamaliitin .

Maaring may mga pinapangarap ka ngayon na hindi mo makuha, maaring malayo kapa, pero wag na wag kang susuko ha! Wag na wag kang bibitiw sa pangarap mo.

Dahil isang araw ikaw naman, sa ngayon sila muna!

1. Hard Work

RESPECT THE INVISIBLE

A car ahead was moving like a turtle and not giving me way inspire of my continuous honking!

I was on brink of losing my cool when I noticed the small sticker on the cars rear.

It reads...
"Physically challenged; Please be patient.”

And that changed everything!! I immediately went calm and slowed down!!

In fact I got a little protective of the car and the driver.

I reached work a few minutes late, but it was ok!

And then it struck me. Would I have been patient if there was no sticker!?

Why do we need stickers to be patient with people!?

Will we be more patient and kind with others if people had labels pasted on their foreheads?

Labels like:
~ Lost my job
~ Fighting cancer
~ Going through a bad divorce
~ Suffering Emotional abuse
~ Lost a loved one
~ Feeling worthless
~ Financially messed up....and more like these.

Everyone is fighting a battle we know nothing about.

The least we can do is be patient and kind.

We don't have to put people through the pressures of explaining over times before we understand their pains and offer our little best.

As you go through each passing day always remember there's an invisible label on everyone.

A simple virtue of patience may just be the respect you're according that invisible label.

Bakit wala ng "Donuts" sa Dunkin' Donuts 🍩(picture)

DUNKIN' na lang sila ngayon, napansin mo ba?

Here's why:

Nag invest sila ng $100M to refresh the brand.

but this is more than rebranding,

It's more of a business decision.

Dunkin' wanted to shift away from just donuts,

pero syempre nag bebenta parin sila nun.

They wanted to gear towards coffee and other offers ☕️

Infact binawasan nila ang donut flavors, at nagdagdag ng more coffee and drinks as options.

THEY WANT TO COMPETE WITH STARBUCKS!

Also, people are more health conscious these days 🥗

and when you think about Donuts, ang maiisip mo matamis. 🐜

Sugar = Unhealthy! ❌

That's why they offer sandwiches nadin. 🥪

If a very succesful 70-year old Multi Billion Dollar company is trying to reinvent itself.

Kaya din natin! 💪

Kaya wag mong sabihin na:

❎ "40 years old na ako eh."
❎ "20+ years na akong accountant."
❎ "Banker na ako all my life."
❎ "Ito na ang course ko eh."

You can always reinvent yourself kung gugustuhin mo. 💯
