Types of Contract in Civil Engineering 🚧
1. _Lump Sum Contract_: A fixed-price contract where the contractor agrees to complete the project for a specified amount.
2. _Unit Price Contract_: A contract where the contractor is paid a fixed price for each unit of work completed.
3. _Cost-Plus Contract_: A contract where the contractor is reimbursed for all costs plus an additional fee.
4. _Time and Materials Contract_: A contract where the contractor is paid for actual time and materials used.
5. _Design-Build Contract_: A contract where the contractor is responsible for both design and construction.
6. _Engineering, Procurement, and Construction (EPC) Contract_: A contract where the contractor handles all aspects of the project, including engineering, procurement, and construction.
7. _Construction Management Contract_: A contract where the contractor manages the construction process but does not perform actual construction work.
8. _Public-Private Partnership (PPP) Contract_: A contract where the public and private sectors partner to deliver a project.

If you are embarking on casting concrete structures this period and fail to set up a proper system to ensure that your mixing ratio designed for your concrete is strictly adopted on every batch of concrete mix, these guys will do you 30.
They will break your heart.
They no send you one bit. They don't pity that you are buying cement at 10-11k per bag. Yet they are very determined to make you pay heavily for any slack in supervision. Something that should have taken 100 bags of cement might end up taking 130 bags.
That is how inhuman and brutal some of them are on a sunny day!
Calculate the financial cost of the extra 30 bags that they will make you pay due to your lack of proper monitoring and concrete quality control.
Two days ago, it was tough for them, as I kept them in check from the first measure of the head pan to the last, amidst small fights in between intervals as they were having loggerheads with my foreman and the other quality control guy I kept in their midst to monitor every shovel they lift.
In one of the cases, one of them was to complete his measure. He swore with the name of his god that the measure was complete. Unfortunately for him. I went the extra mile to measure it again and behold it was short of three headpans.
I wanted to stop him from working immediately and pay him off after which he would leave the site, but seeing how he begged and begged not to repeat such an argument of whether his mix was complete or not, I changed my mind and placed a 500 naira deduction on each batch of concrete that its measure was not complete.
That was part of the strategy that did the magic.
These guys are tough, however despite all the headaches they give. I love and admire their courage and determination to make a living.
They are very strong and fit for any physical engagement you can think of. They are the engine room of construction, If you dare take them for granted, you will pay heavily with project timeline.
Before I forget, also know that they made some hot money after work.

Do you notice that most Abandoned houses are big houses that can’t be rent out for an average man.
Don’t make the same mistake our fathers make. Don’t think of the present condition alone. I know you have a dream of building 6 bedroom flats, 8 bedroom duplex. You want each of your children to have their own personal en-suite room right❓Please Re-think, consider other factors.
If your children grown up, chasing their studies and carrier. What will happen to those rooms, can you and your partner stay in the whole building alone?
Can you rent part of it?
We are in 21 Century where kids are free to chase their career, nobody wanna stay in that family house anymore, one day your newly built house will become their family house, where they hardly visit.
It is better to build 2-3 bedroom flats or duplex depending on the numbers of your household, and a BQ (it can be self con, one bed or 2 bed) for rent in the future. In a design like this, you have created your own neighbors.
If your children can’t stay in the building, it can be easily rent out, instead of abandoning or selling the house you labored to build.
If you want your house to spend many years in the hand of your children.
