What is a triplex?

A incredible piece of physical property ( real estate ) that has 3 separate units or apartments under the roof of one building.

By acquiring a triplex over a regular home , you get three times the rental power. Which does not always equate to 3x the money , however it gives the owner the advantage of having less risk.

By having 3 units to rent too instead of 1 or 2 . You decrease the risk that the property does not have occupancy to pay the mortgage note.

They are typically purchased via a regular residential mortgage and our not considered commercial property. Which is advantageous to the owner . Lower interest rates , longer loan term , smaller monthly payment . All equal more profits in rent.

Since they produce income in the form of rents their repairs are absolutely tax deductible to offset income tax.

Single Family homes 🏡 can be lucrative physical property to add to your property portfolio ✨️

They usually have a higher resale value than duplexes , tri-plexes , and quads....( one building properties)

🔑 keys to a great purchase:

Make sure that the single family home that your contemplating buying will fetch more rent per month than it's required mortgage payment.

If this factor is upside down 🔻 then it's likely the home will become a liability to you, and therefore not a piece of property that's worth having in your portfolio⭐️

Make sure the properties potential repair/maintenance costs do not SAP your resale or rental profit.

Location is important , although there are many income producing properties outside of large cities.

And finally your personal time ⏲️ 🙌 should be taken into consideration. Will the purchase SAP your energy for other property investment and income opportunities? 🤔 How much time will it take from you weekly. Anything over a couple of hours you should weigh the pros and cons.

Oh boy the monthly supply of new home inventory just shot through the roof.

This means buyers are not purchasing them as quickly as they are being produced anymore.

This means we could start to see a dramatic burst to the recent all-time high home prices in America.
