Tax Credit Apartments Going Under Rehab

The Spanish Park Apartments located in the near center of Arlington, 420 W Park Row, has a new owner named Lincoln Avenue Capital and the property will soon undergo a rehab. Owners plan to update the entire extrerior including the siding, staircases, railing and landscaping. Interiors will be updated with dual flush toilets, countertops, fixtures and flooring.

The property will accept Housing Choice Vouchers, formerly known as Section8, and will be a tax credit property meaning the City of Arlington will particaptate in the rehab cost. Tenants not on assistance will be income restricted to lease an aprtment.

Lincoln Avenue Capital says there are 350 units in the complex and during the remodel, tenants will not be displaced. If their unit needs to vacated, accommadtions will be provided at a hotel or another unit in the complex.

New Gas station in central Arlington

The south west corner of Pioneer Parkway and South Cooper is about to get a new Murphy Express Fueling Station. The permits have been pulled and shows this to be a 2800 square-foot convenient store and a 7800 square-foot canopy. City planners say the trees lining the front of the property will remain. This is the location of the CVS that closed last year.

Johnson Creek Sludging Project

Center and Mesquite Street bridges over Jonson creek are undergoing a two week project of sludging. This process removes the silt from the creek and opens up the capacity for storm water run off. The creek under the bridge was 90 percent blocked according to a city employee working on site. Approximately 10 years of silt was built up.

Some dirt is being removed while some is being backhoed into three tiers in the creek bed. Curlex will placed on top of the dirt to limit further erosion.

Special Guest Tonight at East Arlington Renewal

County commissioner Devan Allen was the special guest tonight at the East Arlington Renewal Meeting. Allen’s topic was mental health issues in Tarrant County and how the JPS system is handling the changes.
Sue Phillips, President of East Arlington Renewal hosted the meeting.

Code Enforcement Sets Aim on HANA Neighborhood

Arlington code enforcement has a new program aimed at Phillips Park. The program is a Neighborhood Enhancement Project.
Boundaries for this neighborhood are Park Row to the north, Biggs Terrace to the south, Collins to the east, and Center to the west. Streets within the neighborhood are Harmon Terrace, Kelly Terrace, Carswell Terrace Connolly Terrace and Meadow Lane.

There are 275 properties in this area and code enforcement will be walking the streets for the next 90 days. Compliance Officers will be searching for unclean premises, outside storage, nuisance landscaping, overhanging tree limbs, parking in yard, stagnant water, high weeds and grass, dilapidated fences and nuisance vehicles.

Tonight The League of Women Voters hosted a forum of the Arlington City Council candidates. Noted as as absent was Mayor Jeff Willians and Council Member Roxanne Thalman.

The forum was divided in to 30 minute sections for each open seat. Districts 3, 4, 5, 8 and mayor have seats up for election. All Candidates gave an introduction and answered questions.

Arlington, TX- Short term rentals will not be allowed in Arlington, except in the entertainment district. This news comes after tonight’s city council met and voted on the issue. How it happened, the UDC that’s in force now has never allowed for short term rentals in Arlington. The vote tonight changed the UDC to allow short term rentals in the entertainment district of Arlington only.
Specifics will be drafted by city staff and will go back to council for a vote sometime soon.

Tonight‘s meeting was nearly a full chamber, where both sides of the topic voiced opinions.

Council Member Victoria Farrar-Myers says this is a land use issue. Its a permissive action to allow the entertainment district a trial for short term rentals.
Council Member Lana Wolff she would to see a years period of trying this out, then assessing it again.

Mayor Jeff Williams said a city is just a city unless we come together and compromise.

The entertainment district where short term rentals are allowed will be West-Center, North-Lamar, East-Hwy 360, South-Division

Changing the UDC allows short term rentals in the entertainment district and here is how the council voted:

HANA Clean Up Date Coming Soon

APRIL 6th UTA students will be helping clean the HANA Gateway Natural Area. This property is located on the corner of Pioneer and Center.

There will be litter clean up, brush clearing and wildflower seed sowing.

Arlington- Council Approves Townhouses

The Arlington City Council on Tuesday approved a new housing subdivision of high end luxury Townhomes. The property named Main 7 is on the southwest corner of W Main and Cooper Streets. Plans show there will be 53 units, each with a garage. This new gated community will have common courtyards and beautiful landscaping. Construction will start very soon and will be marketed as for sale.
