Selling a home is often an emotional rollercoaster, and this recent experience reminded me of just how true that can be.

We listed a stunning property with impeccably clean inspections, and despite the flawless condition, we faced some unexpected challenges.

The first buyer, who quickly fell in love with the home, had to back out after going under contract because they lost the buyer on their own property. Understandably, they had to remove themselves and receive their earnest money back.

Amazingly, we had not one but two more consecutive buyers who also went under contract just as quickly. The property is absolutely beautiful, and the seller had done everything we discussed to get it ready for listing to achieve the best results. However, due to no fault of the seller, the second and third buyers backed out, forfeiting their earnest money to walk away. They simply changed their minds.

I take immense pride in being upfront with my clients, always earning their trust through honesty, integrity, and clear communication. But let me tell you, it broke my heart having to call my clients a second and third time that we needed to start over and get the home back on the market. It also made me nervous that they might lose trust in me along the way. I wanted to give them answers that I couldn't provide. It wasn’t due to lending issues or home repairs; these buyers just changed their minds.

In situations like this, it can be tempting to look for places to point blame, but there was no time for that. My job was to find new buyers for my seller while ensuring they didn’t lose money, as they still had their mortgage to pay. The frustration was enough as it was. I stood firm on the fact that the home was worth every penny it was listed for. While I had already been extremely diligent in vetting the buyers, I had to be even more stringent with the next ones and their agents to ensure, to the best of my ability, that there would be no more surprises.

Finally, we ended up closing with a terrific couple. Their agent was fully aware of the challenges my sellers had faced and was very understanding of my extremely diligent questions. I felt as comfortable as possible reporting to my sellers that the buyers’ agent had worked with them in detail enough to know they were truly ready to buy a home. I also vetted the buyer's lender and ensured he had reviewed all the financial requirements and future expenditures with his clients.

The moral of the story is that real estate isn’t all happy SOLD posts and celebrations. There can be aggravations along the way, but a true professional can get you through those storms.

This is one thing that really bugs me and I've got to get it off my chest here. A lot of people think that all Realtors do the same thing, so it doesn't really matter who you choose to list your home, but that couldn't be further from the truth. Whether you call me or not, I just think it's important for homeowners to know that they are always better served by a local Realtor than one from out of town.

Here are the Top 4 Reasons you should use a local Realtor to sell your home:

4) Better knowledge. We're local experts through experience, not because of online research. We get our information over lunch at Stone Creek, from a monthly community meeting with the Social Gals ladies group, or while buying fresh vegetables at the local Danville Farmer's Market. We know what it's really like to live here. We know what the schools are like. We know what communities have the best sidewalks or cul-de-sacs for playing on summer nights. We know how far out is "too far" if you want a little land with all the conveniences of town or even high speed internet. We know the best place to get coffee, the best seat in the theater to watch a local performance, and even the best place to get tater tots or tacos.

3) Better connections. Since we live, work, and play here in Central Indiana that means we also have hyper local connections. If your home needs a little work (like most do) to get it listed for top dollar, we can help you find the handyman, roofer, electrician, HVAC specialist, or plumber to help! We have a list of people we know and trust to do the very best job. Plus, we know all the local laws, municipal services, wells, septics, and other things that are common in rural homes. 2) Better exposure. Local Realtors here have access to multiple listing services that out-of-town agents don't have access to use. We belong and have access to their MLS but they don't have access to ours. That means we know our market trends and theirs, but they don't know ours. On top of that, we are the only agents here in Hendricks, Morgan and Boone Counties that use a specific marketing strategy to ensure your home gets in front of tens of thousands of eyeballs! Our average listing tour video gets more than 15,000 views. We spend a lot of time (and a lot of money) making sure our strategy will get the most exposure for your home.

1) Better service. And because we live here, we have more "skin in the game." We can't afford NOT to give you the best service and experience. Sure, out-of-town agents may get away with coming to your house one time and then showing up for closing...but wouldn't you expect more from your neighbor? We think so. Our reputation is on the line. And because we live here in westside and southside with you, what we do (or don't do) actually matters.

Nine years ago, I started a ladies group on Facebook for local women seeking to connect with other like-minded women. As a busy mom myself, I envisioned it as a "positivity only" group to help women make new friends as we lead busy lives, and let's face it, it can be very difficult to meet new people outside of work.

The Social Gals group helps bridge the gap for women in Indy, Hendricks, Morgan, and Boone Counties by hosting social meetups and fostering community support.

Our activities include (but aren't limited to) social gatherings, coffee outings, book clubs, walking groups, events and shopping.

This group has given me life. It IS positive like I imagined, but it's also inspirational, motivating, humbling and oh so intentional.

Homeowners, here is the FIRST thing you should do when you get home tonight:

Make a video walkthrough of your own home, highlighting every major appliance or expensive item in your home.

If your home gets damaged in a fire or flood, you must provide your insurance company with an itemized list of EVERYTHING in your home that needs to be replaced. Make, model, year, brand name, etc.

Depending on the extent of the damage, this task can be incredibly difficult and overwhelming.

Trying to recall the make and model of your toaster or every single pair of shoes you own without having them in front of you is not easy. Having all of this on video is a great way to help you identify what items need to be replaced, as well as help with proof of ownership.

This 10-15 minute video can save you countless hours, and thousands of dollars, should something happen.

It is a good idea to do this yearly as you make home upgrades or purchase new appliances.

Finding a delicious Thai restaurant is not easy, but I love to tell everyone about Siam Thai Cuisine in Plainfield because it's one of my family's favorites.

Siam Thai has a large variety of options on their menu and is always happy to accommodate my egg, dairy and gluten allergies.

This visit I ordered the Pineapple boat. It was as delicious as it looks. My husband's staple dish is the Siam stir-fry special - he's not as adventurous as I am, haha! The owner described it as the perfect "dish after a night out" and said it made the menu because his wife made it at home for him prior to opening and now it's a guest favorite.

Siam Thai is a favorite not only because of their delicious food but it's also great because they have an online ordering option so we can grab it on our busier nights as a family.

If you haven't tried it, definitely give it a chance - you won't be disappointed! Tell 'em Shelly sent you! :)

Why did Sears stop selling homes in 1942?

These home kits were wildly popular in the early 1900s. When Sears released its “Sears Modern Homes” catalog line, it was complete with 40 ready-to-build homes. Eventually, it was expanded into over 400 different designs and layouts, with the option to add on plumbing and electrical for an additional cost. (For cities without municipal water systems, you could add on an outhouse for just $23!)

The prices ranged from around $650 to around $6,500 for the complete kit, which included pre-cut lumber. They advertised that you could build your own home in 90 days.

Most of the history of these homes was lost due to the destruction of sales records during the move to Sears Tower in the 1970s. However, it is estimated that they sold between 70,000 and 100,000 homes between 1908 and 1940. It is hard to say how many homes are still standing today. At least 5,000 of them have been identified, but most are still undiscovered. Experts believe around 70% of them are still standing.

The phrase “they sure don’t build them like they used to” is a direct reference to Sears homes. (Okay, that part might not be a fact, but it feels true.)

In 1911, Sears opened their own mortgage company in an effort to make the process streamlined for its customers. But this was likely their downfall.

The company faced a public relations disaster when the Great Depression hit. They ended up having to foreclose on many of their own customers’ homes. The final nail in the coffin was the lumber shortage in the early 1940s, due to the preparations for WW2.

They halted residential construction from fulfillment issues and had to refund deposits on homes that were made. They discontinued the catalog in 1940 and completely closed their sales offices in 1942.

I met Regan and Sunghee after a past client recommended they call me (thanks again, Kimberly). First of all, that is my very favorite way to meet new clients. It is always the best way to start a new partnership and I always appreciate the kindness of past clients and their faith in me to take great care of their friends and family.

We started off by meeting a couple different times to discuss the process and strategize preparing their home for sale. They trusted my pricing recommendations and small items to address such as some paint, small repairs and since their home was already immaculate I didn't need to recommend a deep cleaning.

Once their home was list ready, and they were more mentally prepared to part from their longtime home, I had the professional photographer do her part (my iPhone can take amazing photos, but I strongly feel every home deserves professional photos to show it in its very best light) and I recorded my HD Video walkthrough of the home to run several social media ads- more eyes equal more chances for the right buyer to see it and fall in love.

Sunghee was nervous about the changing market but trusted me through the process. She even fed me every time I visited and sent me home with treats for the kids.

It can be tough to leave a home where you’ve raised your children, created countless memories, and built a life. As their realtor, it was an honor to help Regan & Sunghee navigate the stress and emotions, ensuring they felt supported every step of the way. Their story and home deserved the utmost care and attention.

If you're considering a new build home, here are 5 questions you NEED to ask before starting the buying process.

The first question is: What can I do to save some money?

There are actually a lot of ways--listen up! You could consider a partial vs a full basement. Not upgrading lighting, cabinets, hardware, trim and patios is a big one - you can do these changes later on if you so choose! DO have the builder complete any plumbing rough-ins, framing for bump outs and ceiling fan rough-ins.

2. In the builder contract, what happens if the appraisal comes in lower than the contract price? Who pays title insurance? At what point can changes be made and is there a fee?

3. What is the timeline and who is the point of contact for communication at each stage? It's important to know when it's allowable for you to drop in and check on progress.

4. What warranties does the builder offer? How long do they last? Are they transferable?

5. What do I need to know AFTER closing? I suggest writing in your calendar when you'll have your walkthrough after closing (we call this a "blue tape walkthrough"). You should also know who to contact if any issues appear after you've taken possession of the property.

This one is a very SPECIAL "Just Sold" post. These sellers deserve 'Sellers of the Year Award' for their patience and faith in me to get them under contract THREE times!

That's right, they had 2 buyers who simply "changed their minds" and even walked away without their earnest money. That left me advertising & finding new buyers all over again. Needless to say, each time I spend just as much time vetting the buyers as I did advertising for them. I was going to do everything in my power to save these sellers from the stress of yet another buyer backing out.

This home is absolute amazing. It's Immaculate and had an extra clean inspection. The buyer's simply changed their minds at no fault to the seller. While super frustrating, I had no time to waste.

Through it all, the seller's had faith in me and trusted my abilities to ensure they did not lose money and got under contract within a couple of days each time. They were understandable frustrated but so kind regardless.
