Have you ever thought about investing in short term rentals?

That’s what this episode of The Real Estate UnSalesperson podcast is all about.

Some of the questions that we’ll answer are:
• What are the advantages of short term rentals vs. traditional rentals?
• How do you evaluate properties to determine if they are good investments?
• What do you look for in a property?
• How do you determine the location in which to buy?
• How do you evaluate the supply of properties?
• How do you determine the rent?
• What are the risks?
• Do you need a property manager?

My guest expert is Kim Cressell, author, and consultant, has been involved in real estate rentals, short-term rentals and property management for more than 20 years. Her work began with annual leased rentals in key cities, & then she learned how to double and sometimes even triple the rental income by switching to nightly, weekend and weekly rentals using available technology platforms such as Airbnb, VRBO, & Booking.com, among others. She has earned and maintained Airbnb SuperHost and VRBO Premier Host status.

We need to talk.

Four scary words.

Doesn’t that put a shiver down your spine every time you hear them – especially from your significant other?

Guess what? You need to take charge. You need to say these words in your relationships. No, not with your significant other – with your buyers!

Why? Because you shouldn’t assume that your buyers know how Realtors work. If you do, you might end up breaking up.

I was a shy kid back in high school. There was a girl I liked and I wanted to ask her out on a date during summer break. It took me days to get up the courage to call her. I finally did and I still remember her response to this day, about 45 years later! She said, “I’m kind of busy.”

REJECTION!

Ugh! It still stings to this day!

Rejection is a part of life. I bet you still remember the first time you were rejected.

Well, I can’t help you with dating, but I can help you with handling rejection in real estate sales.

How Do You Handle Rejection In Real Estate Sales?

Everyone loves hearing their name mentioned.  It is music to our ears!

Think of how much more trust and rapport you could create with your clients and potential clients if you could address them by name – even if you haven’t seen them for a while.
The problem is – if you are like me – you forget names almost as soon as you are told them. I am terrible with names! I really wish I was better.
Well, it’s time to do something about it. On this episode of The Real Estate UnSalesperson podcast you’re going to learn to unleash your super power of memory for sales success with Neil Kutzen. The Real Estate UnSalesperson podcast. Available wherever you listen to podcasts.

Are you plagued by fear and anxiety? Are you nervous about meeting your clients? Do you feel uncomfortable being in the spotlight on a listing presentation? Experiencing a little bit of nerves before an appointment is normal – but what if it’s more than a little? What if you are so anxious about your appointments that you feel a sense of relief if they get cancelled? If you experience anywhere from a little bit of anxiety to a lot, this episode of The Real Estate UnSalesperson is for you. We will learn about overcoming fear and anxiety with Lynn Kirkham.

Meet Lynn Kirkham

Lynn Kirkham went from a shy, introverted wallflower to a woman on a mission. The moment she said YES, Lynn pushed through her terror of public speaking and delivered her powerful story in front of a crowd of 400 people. Since then she has empowered more than 4,500 people to feel comfortable stepping into all aspects of their lives with unstoppable confidence.
Lynn has been the official TEDx Berkeley coach for the past seven years, founded Yes You Can Speak and facilitates her signature Inspired Speaker Program, a 3-month intensive that transforms self-doubt into self-confidence. She also created CORE Repatterning, a technique that neutralizes the emotional impact of a lifetime’s worth of trauma in just four sessions.
With a 98% success rate, she turns even the most introverted, shy, tongue-tied people into fearless public speakers who are free of the personal baggage that once consumed them with self-doubt.

Most of us hate picking up the phone to call a prospect to follow up. As a matter of fact, according to a recent survey that I saw, the number one fear of Realtors is picking up the phone!

Why are we so scared of the phone? We don't want to bug anyone. We don't know what to say. We don't want to be salesy. Etc, Etc, Etc.

We have a lot of reasons why we shouldn't make the calls we need to make, so we don't do them.

Well, guess what separates the top Realtors from the rest? Follow up. The gold is in the follow up. A high percentage of the people we meet are not ready to do business immediately, but they will be at some point in the future. We have to get over our fears and pick up the phone to win their business.

Is there a way to make these calls not only easy to do but also have our prospects happy to hear from us? Yes there is. On today's episode of The Real Estate UnSalesperson Podcast, my guest, Deb Brown Maher, will explain how. Check out the episode. The link is in the comments. Let me know what you think.

How Do You Maintain A Positive Attitude?

I remember one day when I pulled up to my listing appointment. The home looked great! I was excited about the opportunity to list this home. I had a smile on my face. All was going well.

As I was getting ready to get out of my car, my phone rang. I answered it. The loan officer for my buyer who was scheduled to close the next day was on the phone. A last minute problem was discovered and the loan was turned down. OMG!

Immediately I thought about the difficult phone call I was going to have to make to my seller. They had moved out of their home and considered the sale a done deal. Well, it was done alright – and I was going to have to break the news to them - after my appointment.

A Realtor recently asked how she can get over being nervous about meeting her clients. She is nervous about making a good impression, worried about what they will think about her, worried if they will like her, worried if she will meet their expectations.
She is nervous to the point that she is feels relieved if her appointment gets cancelled! I think this is going a bit too far. Afterall, real estate is a people business. If we don’t meet with any clients, then we won’t make a living.
It is natural to feel a little nervous the first time we are going to meet someone, but how do we get over our nerves?

That is what this episode of The Real Estate UnSalesperson podcast is all about.  Tune in and chill out! Available wherever you listen to podcasts.

I remember when I was a little kid learning to ride my bike. I was pretty good with the training wheels on – but it was time to try it on two wheels only. My parents took off the training wheels and I jumped on and started peddling. I wasn’t sure if I could do it or would fall and hurt myself. What’s the single most important ingredient to your success as a Realtor?
Hint: It’s often overlooked.
Answer: Your health. Without your health, you don’t have anything.
On this episode of The Real Estate UnSalesperson podcast, health is going to be front and center. Specifically, we’re going to talk about being at a healthy weight with my guest, Alan Thomas, an expert at helping people escape being overweight and unleashing their full potential.
I know many Realtors who are great at real estate, but they neglect their health. Without health, they are not going to be able to enjoy the fruits of their labor. I don’t want you to be one of those people.
Alan says that 70% of the population is overweight. If this is you, let’s make a decision to do something about it today! Listen to The Real Estate UnSalesperson podcast. Available wherever you listen to podcasts.

18/04/2022

I can never forget a carpet salesperson who came into our real estate office years ago. He had a badge clipped to his shirt that said “Lose Weight While You Sleep. Ask Me How.” That’s so typical. Aren’t we always looking for the easy button? No need to watch what you eat, no need to exercise. No need to do anything. Just sleep and magically lose weight.
The easy button didn’t appear to be working, though. The salesperson was quite heavy. I guess he wasn’t sleeping enough.

I have often wished there was an easy button for real estate. Wouldn’t it be great if we didn’t have to deal with difficult clients, stressful situations, constant problems? Why can’t someone just deposit money into my bank account while I am sleeping?
It doesn’t seem to happen that way. There is no easy button in real estate – or is there? Listen to The Real UnSalesperson podcast, available wherever you listen to podcasts.
