I’ve edited tonssss of talking head videos for clients and, in my previous career as a journalist, listened back to hundreds of recorded interviews. I’ve noticed patterns of speaking that can get in the way of delivering a clear, concise message ((which is critical when filming short form video)).
Here are a couple others to watch out for:
👉🏻 Using too many examples. This can drag out the video unnecessarily and distract from the main point.
👉🏻 Including a side story or disclaimer and not coming back to the main point
Substance > fluff
Be yourself, let your personality and humor come through, but stay on message and you’ll be golden.

Aware of the irony that the quality of this reel is 💩 My son dropped my phone and it has a giant crack going right across the camera but here we are.
Once you choose a screenshot I’ll-stopping house, you’re going to want to have a hook on your reel. Here are some examples:
▪️ What [$$$] gets you in [location]
▪️ If you’ve been looking for a [description] home in [location], this house is for you
▪️ Wait until you see the [feature] in this [location] home
Tips for filming high quality footage on iphone:
🤳 Change settings to 60fps/4K
🤳 Turn off HDR
🤳 Hold your hand steady and film slowly
🤳 Do not zoom in or out (reduces quality)
🤳 Don’t put boring stuff like empty bedrooms, the garage, and blank walls in your reel
🤳 Pan in opposite directions so not every shot is the same
🤳 Turn on all lights and open blinds
🤳 Close toilet lids
Ok LAST:
👉Get yourself in the reel if at all possible.
👉Use trending audio that creates an emotional connection.

Having a strong social media presence shows potential clients that you are tech savvy and have the marketing chops to handle their transaction like a pro. ⚡
Here are the 5️⃣ key ingredients to getting high engagement as a realtor.
1️⃣ Content with broad appeal. When I’m creating my clients’ content calendars, I make sure that at least 80% of the content is top-of-funnel. That means it is entertaining, shareable, or scroll-stopping in some way. What it’s not: educational or salesy (that’s what the other 20% is for).
2️⃣ Connection. Real estate is all about relationships, even on the ‘gram. You can have the most beautiful content, but if you don’t interact with others, you won’t get interaction in return. The key is to show up on stories daily, let your personality shine through, and do plenty of outbound engagement.

3️⃣ An edge. You have to have something that makes you stand out from the competition. Whether it’s an irreverent sense of humor; a passion for mid-century architecture; a specific filming style; or a flair for helping first time buyers. There are endless possibilities – just make sure you pick one!
4️⃣ Tracking Analytics. You must study your analytics so you can understand what’s working and double down on it. Noticing that your house tours are performing better than your other reels? Do more house tours and watch the results!
5️⃣ Patience. The last ingredient is patience. Like all forms of lead gen, what you put in today will be reflected back to you at least 90 days from now. Building a community on Instagram is a long game that takes consistency and dedication, even when you feel discouraged.

Realtors, this is a fun way to ‘show not tell’ who your dream clients are if they’re in your same age group.
Find a song from your youth for a fun lil sprinkle of nostalgia and offer guidance based on where your clients might be in their real estate journey.
Here’s where to tread lightly — share your personal experience or a client success story and don’t “should on people.” Not everyone wants to be a homeowner, downsize, upsize, etc.
Make it funny and relatable. Bonus points if you make it specific. 👌
Never run out of ideas ⤵️
Fun fact: every week I create around 30 pieces of content for real estate agents. I never duplicate or use templates – everything is custom-made for each client, week after week.
Here’s how I develop their content calendars so I never run out of ideas:
1️⃣ First, I plug in important dates like holidays, big events, and the stuff we do every month (market stats, upcoming local events, etc)
2️⃣ Second, I grab a pen and paper and calculate how many posts will be “top, mid, or bottom funnel” content. I shoot for 80% top of funnel (fun, shareable stuff); 15% mid-funnel (informative yet promotional); and 5% bottom funnel (salesy stuff like reviews).
3️⃣ Next, I review the client’s analytics to see which type of posts are performing the best in each category. When I’m doing the monthly calendar, I brainstorm a bit about what the posts will be but I don’t get specific until I’m actually making the content.
4️⃣ Each week, I figure out what the topic will be and plan the hook. I take what has worked in the past and make varying versions of those posts. I also pull from what video/photos the client has sent me to influence what I can realistically make for them.
📝I also keep a running list of ideas for each client. For example, if I see an inspiration post, I save it to a folder on Instagram. I also research other creators in their niche on Youtube, Tiktok, and hit up answerthepublic.com for ideas.
And viola! That’s how I never run out of ideas. In fact, I usually have wayyyy more ideas that we can ever get to.

Original idea for this was:
“When the seasoned agent tells you social media is ‘passive lead gen’ then drops $3500 on a billboard.”
If you treat social media like passive lead generation, it will be passive lead generation.
In other words, you’re posting and ghosting 👻 then wondering why you aren’t getting any clients. 😭
Stop treating your feed like a billboard for folks to be so in awe of your content that they hire you on the spot.
Instead, treat social media like a party that literally everyone you’ve ever met and their mother is invited to. Work the room. Talk to new people, introduce yourself, hand out your business card.
The opportunity to get leads from social media is absolutely unprecedented.
In fact, I’d go so far as to say, “What advertising could you possibly invest in that’s more important than social media??”
Realtors, you already know this. Community is everything. Contacts are everything. Building a network is everything.
Here’s the other thing you already know:
It’s all a numbers game.
The more cold calls you make, the more likely you are to reach someone who needs your help.
The more people you hit up for referrals, the more people who will have your name swimming around in their head when a buddy mentions they’re planning to move next year.
It’s the same thing on social media. You have to build that community. Just because it’s on a screen doesn’t mean it isn’t valid.
Now here’s the AWESOME part:
Building your community also builds your following, boosts your engagement, and helps you get more reach. It’s a double-edged WIN! ✨

It’s hard! So hard. And it can be totally defeating. I’ve been there and I know it’s gut-wrenching not knowing where your next client is coming from. It used to keep me up at night!
