🍂 Introducing September's Top Producer - Marie Pohlman, Charleston Realtor

A Pillar Of Charleston's Real Estate Community

In the vibrant and historic city of Charleston, SC, where the real estate market is as diverse and dynamic as the people who call it home, finding a real estate agent who truly understands the unique nuances of the area is invaluable. Enter Marie Pohlman, a top-producing agent with Coldwell Banker, whose deep-rooted connection to Charleston, extensive local knowledge and genuine dedication to her clients set her apart from the crowd. Over the past seven years, Marie has not only established herself as a formidable force in the industry but has also become an agent that Charleston is incredibly fortunate to have.

Marie’s journey into real estate is as authentic as her love for the Lowcountry. Born in North Augusta, SC, Marie grew up with the Lowcountry in her blood, spending summers at her family’s second home on Edisto Beach. From fishing and sh*****ng in the creeks to exploring Charleston’s historic architecture, her early experiences cemented a lifelong connection to the area. After high school, Marie attended Clemson University, where she earned her degree in education. In 1999, she made the move to Charleston, and it’s been home ever since.

Before stepping into the world of real estate, Marie dedicated 18 years to teaching elementary school in Summerville, SC. Her career as a teacher honed her patience, people skills, and ability to multitask—qualities that have seamlessly transitioned into her real estate business. Marie’s ability to educate her clients about the intricate details of the real estate process has been instrumental in her success, making her a trusted advisor to those she serves.

Since starting her real estate career in September 2017, Marie has achieved remarkable success. With a career volume of $65.7 million and 169 total sales, she has proven herself as a top producer. Last year alone, Marie closed $14.63 million in sales, a testament to her hard work, dedication, and deep understanding of the Charleston market.

Marie’s accolades include being a Realtor of Distinction since 2019, a member of the Coldwell Banker International President’s Circle, and a Coldwell Banker Global Luxury Agent. These honors reflect her commitment to excellence and her ability to consistently deliver outstanding results for her clients.

But beyond the numbers, what truly sets Marie apart is her approach to real estate. She is not just focused on transactions; she is passionate about building long-term relationships based on trust and integrity. Marie takes the time to understand her client’s goals and works tirelessly to ensure they feel supported and informed throughout the process. Whether it’s a first-time homebuyer, a family looking to upsize, or an investor, Marie treats each client with the same level of care and respect, making them feel like they are her only client.

Marie’s deep local knowledge is another factor that distinguishes her from other agents. Having lived in nearly every corner of the Tri-County area, from downtown Charleston to Mount Pleasant, James Island, and beyond, she offers genuine insights about the various neighborhoods and what they have to offer. Her familiarity with the area, combined with her extensive experience, allows her to provide valuable guidance to clients, helping them make informed decisions about their real estate investments.

Marie’s connection to the Charleston community extends beyond her professional life. She and her husband, Jason, an Army veteran and local contractor, are active in the community, enjoying everything from boating and beach days to trying new restaurants and supporting local businesses. Their love for Charleston is evident
in everything they do, and they continue to explore and discover new adventures in the city they’ve called home for over 25 years.

Marie’s commitment to integrity and service is deeply ingrained, thanks to the influence of her father, who owned a successful men’s clothing store in Augusta, GA, and was heavily involved in Habitat for Humanity. His work ethic and dedication to the community have inspired Marie to give her all to her real estate career and to approach each day with a servant’s heart.

For Marie, real estate is not just about buying and selling homes; it’s about helping people find their place in a community she loves so much. She takes pride in her ability to navigate the ever-changing real estate landscape, staying ahead of market trends and continuously learning new strategies to better serve her clients. Marie understands that real estate is more than a job—it’s a commitment to helping others achieve their dreams.

As she continues to build her legacy in Charleston, Marie remains focused on what matters most: her clients. She is passionate about making sure every client feels valued, informed, and confident in their real estate decisions. Marie’s approach to real estate, rooted in integrity, trust, and a deep love for Charleston, ensures that she will continue to be a shining star in the Charleston real estate community for years to come.

In an industry where relationships and reputation are everything, Marie Pohlman stands out as an agent who truly cares. Her clients, colleagues, and the entire Charleston community are lucky to have her as part of the real estate landscape, and her future in the
industry is as bright as the city she loves.

Meet The Partner 🤝 Ship Shap Pressure Washing LLC

Elevating Curb Appeal, One Home At A Time

In the world of real estate, curb appeal is not just a buzzword—it’s a critical factor that can make or break a sale. As a top-producing agent in the competitive Charleston market, you understand that the first impression a property makes is often the most lasting. That’s why having a reliable, high-quality pressure washing service in your referral network is not just a nice-to-have, it’s a must-have. Enter Ship Shape Pressure Washing, a company that is setting the gold standard for exterior cleaning services in the Lowcountry.

Ship Shape Pressure Washing is owned and operated by identical twin brothers Carlo and Franco—formally known as Gianfranco and Giancarlo Mahalik. These brothers are not just partners in business but in life, having shared every major milestone together, from college to careers, and now entrepreneurship. With degrees in Marine Operations from Maritime College in New York and extensive experience as engineers on commercial vessels, Carlo and Franco bring a level of precision, attention to detail, and dedication to their work that is truly unparalleled.

“We grew up working in environments where there was no room for error,” says Franco. “We’ve taken that same mindset into Ship Shape Pressure Washing. Our clients trust us to treat their properties as if they were our own, and that’s exactly what we do.”

In a region like Charleston, where the combination of heat, humidity, and marshland creates the perfect environment for mold, algae, and other unsightly growths, exterior cleaning is not just about aesthetics—it’s about preservation. Ship Shape Pressure Washing offers a comprehensive suite of residential and commercial services designed to tackle everything from black streaks on roofs to pollen-covered driveways.

“We’re not just washing away dirt and grime,” Carlo explains. “We’re restoring homes and businesses to their original glory. Our work doesn’t just make a property look better; it helps to preserve it, extend its lifespan, and protect its value.”

One of the key differentiators for Ship Shape Pressure Washing is their commitment to using specialized cleaning solutions to meet the needs of custom and individual requests. They understand the importance of not only cleaning a property but also preserving the surrounding environment, which is why they use products and processes that are specialized for both the property and the surrounding environment.

“We know that our clients care about the environment as much as we do,” says Franco. “That’s why we’ve invested in solutions that are tough on dirt but gentle on the planet.”

As a top real estate agent, your reputation is everything. The services you recommend to your clients reflect directly on you, which is why it’s crucial to partner with professionals who share your commitment to excellence. Ship Shape Pressure Washing is more than just a cleaning service—they are a partner in helping you achieve the best possible outcome for your clients.

Here’s why Ship Shape Pressure Washing should be at the top of your referral list:

1. Unmatched Quality: Carlo and Franco’s meticulous approach ensures that every job is completed to the highest standard. Their attention to detail is second to none, and they don’t consider the job done until the client is completely satisfied.

2. Reliable and Efficient: In real estate, timing is everything. Ship Shape Pressure Washing understands the importance of meeting deadlines, which is why they are known for its punctuality and efficiency. They work around your clients’ schedules to ensure minimal disruption and maximum convenience.

3. Proven Results: The brothers have built a strong reputation in the Charleston real estate community, earning repeat business and referrals from top agents who trust them to deliver exceptional results every time.

4. Commitment to Client Satisfaction: Success, according to Carlo and Franco, is defined by a happy customer and a beautiful end product. They take pride in knowing that their work helps properties look their best, whether for a listing photo, an open house or simply maintaining a home’s appearance.

5. Educational Approach: Ship Shape Pressure Washing is not just about providing a service—they are about educating their clients on the importance of regular maintenance. By helping homeowners understand the benefits of keeping their properties clean, they help prevent costly repairs down the line.

In the Charleston market, where homes often sell for top dollar, a clean, well-maintained exterior can be the difference between a quick sale and a property that lingers on the market. Ship Shape Pressure Washing is your secret weapon in ensuring that every home you list looks its absolute best.

“We’ve seen it time and time again,” says Franco. “A freshly washed house not only looks better but also photographs better, shows better, and even passes inspections more easily. It’s a small investment that can make a huge difference in the selling process.”

Ship Shape Pressure Washing is more than just a cleaning service; they are a partner in your success as a real estate agent. By adding them to your referral network, you’re not just recommending a service—you’re offering your clients the peace of mind that comes with knowing their property is in the hands of professionals who care as much about the outcome as they do.

So, the next time you have a client whose home needs a little extra curb appeal, remember the Mahalik brothers at Ship Shape Pressure Washing. They’ll get your client’s home looking, as they like to say, “Ship Shape!”

🤝 Building a Legacy of Success and Collaboration in the Lowcountry

With Kerri Ramser, Broker in Charge - BHGRE Palmetto as our September Cover Story! 🍂

In the competitive world of real estate, Kerri Ramser has emerged as a top-producing agent, known for her exceptional success and unwavering commitment to her clients and team. With a career that started in Charleston in August 2019, Kerri’s journey to success is a testament to her dedication, resilience, and passion for real estate.

Kerri’s foray into the Charleston real estate market began with just two acquaintances in a new city. She quickly connected with Aimee Peterson through social media, joining the team that Aimee and her husband Terry ran under Realty One Group Coastal. “I was very lucky to be part of such a great team with Aimee and Terry Peterson,” Kerri recalls. When the Petersons decided to start their brokerage in 2021, Kerri naturally followed. After proving her- self as a successful individual agent, she teamed up with Kaitlyn Grant, a former team member. Together, they founded “The Coastal Group,” which swiftly became a valuable resource for new agents. “Our team quickly became a valuable resource for new agents. Now, years later, even after those agents became experienced and successful, they still choose to stay with the team not because they need us but because they want to continue to collaborate with us. For me, THAT is everything.”

Since beginning her career in Charleston, Kerri has achieved remarkable milestones, with a career volume just under $60 million and nearly $25 million closed this year alone across three markets: Charleston, Myrtle Beach, and Greenville. Her impressive accomplishments have earned her numerous awards, including the platinum (top 6% in the country) and gold (top 10% in the country) awards with Better Homes and Gardens Real Estate. Both Kerri and her team have been consistently recognized as Realtors of Distinction in Charleston, and her team has been the top-producing team within their brokerage since 2022.

Before her real estate career, Kerri’s background was in customer ser- vice, a field where she honed her people skills. “I am basically the memes you see on the internet, I was a cocktail server/bottle girl who got her real estate license,” she says with a smile. Her journey from Bethlehem, Pennsylvania, to Southern New Jersey, California, and finally Charleston, South Carolina, has been marked by a series of experiences that have shaped her into the dynamic real estate professional she is today.

A pivotal moment in Kerri’s life came in September 2016 when she experienced a traumatic event that changed her perspective entirely. “After, I felt like there was more to life than what I was living. I became focused on making my life fun, carefree, and chasing only things that I was passionate about,” Kerri explains. This newfound focus led her to pursue real estate wholeheartedly, eventually bringing her to Charleston, where she has built a thriving career.

Kerri’s passion for real estate is rooted in her belief that owning property is one of the most important investments one can make. “I wanted to be a part of those life-changing decisions for people,” she says. Her commitment to her clients is evident in the way she treats each transaction with the same importance, whether it’s a $155,000 house or an $8 million property.

One of the most rewarding aspects of Kerri’s career has been watching her team grow. “I think it’s amazing that at one point Kaitlyn viewed me as her mentor. Now we are molding a different generation of agents together,” she says proudly. The loyalty and success of her team members are a testament to Kerri’s leadership and mentorship.

Looking ahead, Kerri’s goal is to expand her business in Greenville while maintaining her status as a top producer in the Charleston market. “I hope you see me in the Real Producers magazine of the Upstate in the next two years,” she says with determination.

Kerri’s journey has not been without challenges. Starting in a new place as an introverted person was a significant hurdle, but she overcame it through the power of social media and determination. Her ability to remain composed in tough situations and her proactive approach to problem-solving set her apart from others in the industry. “I will not tell you what you want to hear but what you need to hear,” she says, emphasizing her direct and honest communication style.

Kerri attributes her success to the loyalty and support of her clients and the way she treats people. “I have sold $155,000 houses and $8 million houses, and I treat them both with the same importance and diligence,” she says. Her commitment to doing right by people extends beyond her clients to her team, friends, family, and everyone she interacts with.

Outside of work, Kerri’s life revolves around her wife Nikki, their twin daughters Reagan and Riley, and their two dogs, Frank and Axel. “Right now, I would say our hobbies outside of work definitely revolve around our girls. We love experiencing new things with them,” she shares. Balancing work and family life is a constant challenge, but Kerri is grateful for the support of her wife and business partner, which allows her to pursue her passion.

As Kerri continues to grow and evolve in her career, she remains focused on collaboration and surrounding herself with people who uplift and inspire her. “I am still growing and learning and want to continue to do so,” she says. Her advice to other agents is to strive to be better every day and to never stop learning and adapting.

Kerri Ramser’s story is one of resilience, passion, and a relentless pursuit of excellence. In the ever-changing world of real estate, she stands out as a beacon of success and a testament to the power of collaboration and dedication. As she continues to build her legacy in the Lowcountry, Kerri’s impact on the industry and the lives of those she touches is undeniable.

FINANCIAL FITNESS IS BACK!

GET TO KNOW TIMOTHY "TJ" CLAYTON-CORNELL

Who am I?

I am a Father, Husband, Modern Woodmen of America Financial Representative, Real Estate Investor, and a US Air Force veteran of 10 years, who still serves in the US Air Force Reserves. I became a licensed financial professional in 2023 when I separated from Active Duty, and love helping small business owners, specifically Realtors, with their financial future! Personally, I have been a Real Estate Investor since 2019. Not only am I a registered financial representative, I am also a registered Investment Advisor who can help you build tailor-made financial plans.

Who is Modern Woodmen of America?

Modern Woodmen of America is a member-owned fraternal financial service organization, and we have been helping folks and small businesses since 1883. Modern Woodmen membership is about relationships. I donít do any cookie-cutter plans. I take time to get to know you, your family, your business, and your needs. These can include:

∙ Protection through life insurance

∙ General insurance options through our General
Insurance Agency**

∙ Investment products like 529 college savings plans, mutual funds, ETFís ∙ Retirement plans using Traditional IRAís, Roth IRAís, SEP- IRAís, and many more options.

∙ Estate planning, where we work with your legal team to ensure your family is protected and your estate is set up the way you desire

How I help people?

I help families and business owners plan for life by defining their financial goals and working with them to customize a plan that works best for them and their unique situations to help them achieve their dreams. For many business owners, that can look like protecting their family with life insurance, while also planning
for their future with their business to help them save for retirement. Also, I work with your tax advisor to understand all the possible options to help you prepare for your future in a way that is best for you and your life. Whether it be using tax-deductible investments, like a SEP-IRA for example, or looking for tax-free distributions*, like in a Roth IRA, or a combination of the two. Lastly, I can help you with your business planning and offering yourself and your employees benefits, whether that be children who do work in your business or an administrative or showing assistant, to help you continue to focus on growing, rather than trying to plan your future by yourself.

COACH'S CORNER W/ Mark Gordon

YOUR PROBLEM ISN'T EFFORT IT'S SKILL

The difference between you and the realtors who are doing better than you is 10% effort and 90% skill. You don’t need to work harder; you need to get better. I realize this is a sweeping generalization, but I have been coaching long enough to know that most workers, most managers, and even many coaches, attribute shortcomings at work to effort rather than skill. They are almost always wrong.

Consistent and disciplined effort is a skill. It must be learned and practiced. The same is true for knowing what to work on and when to work on it. You’re doing the activities and not getting the results? Skill problem. Do you have anxiety that is preventing you from tackling the things you know you need to? That is a skill issue. Having trouble staying organized? Being organized is a skill. Can’t find the right assistant? Hiring and managing is a skill. The list goes on and on and on. Hard work can deliver results beyond a skill set, but that leads to burnout and stress.

Unless you are just starting out, working harder or longer is probably not the answer. Even if it is, you are unlikely going to suddenly change and become a person willing to put significantly more of yourself into your job. I find that the goal for many people I talk to is to find a way to put less energy into work while getting the same results. This is possible to do. Whatever level you’re at right now there are realtors doing two and three times as many transactions, putting in less time and spending less energy than you are. How are they doing it? They have at least one, and likely a few areas where they have a higher skill level than you do.

“I don’t even have any good skills. You know like nunchuck skills, bow hunting skills, computer hacking skills. Girls (clients) only want boyfriends (realtors) who have great skills.” -Slightly altered Napoleon Dynamite quote.

There are four stages to learning a new skill. Unconscious incompetence, conscious incompetence, conscious competence, and unconscious competence. I like this model because it gives us an awareness of where we are and makes it easy to see what mastering a new skill would be like.

UNCONSCIOUS INCOMPETENCE

I didn’t know my diet was unhealthy Conscious incompetence: I know my diet is unhealthy and I want to do better.

CONSCIOUS COMPETENCE

I put together a diet plan that works for my goals and I follow it.

UNCONSCIOUS COMPETENCE

I have deeply ingrained habits of eating healthy food and I no longer have to think about making good food choices.

Stage one is centered around ignorance which is why having a coach, mentor, and/or feedback loops is essential to learning new skills. We must be aware of our weaknesses and the possible solutions to begin the journey. Take the next 15 minutes and think about where a lack of skill is holding you back. What would it do for your business/life if suddenly this skill was a strength of yours, coupled with good habits so ingrained you no longer had to think about them? What would it take for you to work through the four stages leading to your mastery of this new skill?

If you feel stuck and you aren’t sure what skill you should be working to develop next give me a call or shoot me a DM. I would be happy to walk through it with you.

Dear Esteemed Agents and Readers

As the days of summer begin to wane and the back-to-school season kicks into high gear, August presents a unique blend of transition and opportunity. It’s a time when many of us reflect on the bustling months gone by, while eagerly anticipating the promise of what’s to come. For our top 500 real estate agents in the Lowcountry, this period serves as a pivotal moment to realign, refocus, and recommit to the goals that drive our success.

In real estate, just as in life, the changing seasons bring both challenges and opportunities. The key to navigating these shifts effectively lies in our ability to stay consistent, no matter the circumstances. As Mel Robbins wisely said, “The key to getting what you want is Consistency.” This principle holds especially true in our industry, where sustained effort and dedication often separate the good from the great.

As the summer draws to a close, it’s essential to remember the importance of maintaining the momentum we’ve built. Whether it’s following up with leads, refining our marketing strategies, or investing in our professional development, every small, consistent action adds up. It’s these daily habits that, over time, lead to the extraordinary achievements we’re all striving for.

Moreover, this season of transition is also a perfect time to acknowledge and express our gratitude to those who make our journey possible. Our preferred partners and advertisers play an indispensable role in our success, providing the support and resources that enable us to excel. Their continued generosity and unwavering support are the bedrock upon which we build our dreams and aspirations.

Let’s embrace the remainder of this year with renewed energy and an unwavering commitment to our goals. Remember, consistency is the key to getting what we want, and with it, there is nothing we cannot achieve.

Here’s to a successful end of summer and a prosperous new season ahead!

Warm Regards

Introducing August's Top Producer Tre Manchester 🏆

A Unique Journey To Real Estate Success

In the competitive world of real estate, standing out requires a blend of passion, dedication, and a unique approach. Tre Manchester, a top agent in Charleston, SC, embodies these qualities. With a career volume of $24 million and a remarkable $16 million in sales last year, Tre’s journey is one of inspiration and relentless pursuit of excellence.

Tre’s foray into real estate is as unique as his success. Before obtaining his real estate license in December 2021 and starting actively in January 2022, Tre had a flourishing career in film and commercial development. “I spent over a decade in the film industry, starting a production company with friends and managing to sell our films to global audiences, including a surprising deal with distributors in China,” Tre recalls. This background in storytelling and production has significantly influenced his approach to real estate.

“My journey in film was about telling stories, and real estate allows me to help others tell their own,” Tre explains. His transition was also spurred by his involvement in property investments with a friend, which piqued his interest in the real estate market.

Tre began his real estate career with The Boulevard Company and has been a steadfast member of Lively Charleston since the start. His commitment and drive have not gone unnoticed, earning him and his team the title of Realtors of Distinction in 2023 and Best of Zillow for exceptional customer satisfaction.

Reflecting on his few years in the business, Tre humbly credits his success to the mentors and collaborators who directly contributed to these achievements. “I’ve been fortunate to have amazing partners who were in lock-step my entire journey. It’s never been a one-person show,” he says. Among these mentors is Jeremy, who played a pivotal role in Tre’s early days, offering invaluable insights and continued support.

For Tre, real estate is more than just transactions; it’s about building relationships and providing exceptional service. “Real estate is a hospitality industry. It’s about curating an experience specific to the client,” Tre emphasizes. This philosophy drives him to connect deeply with his clients, ensuring he understands their needs and aspirations.

Tre’s background in film, where every project was a collaborative effort, has equipped him with the skills to build strong, lasting relationships. He views each client interaction as an opportunity to make a positive impact, much like telling a compelling story.

Tre’s journey has not been without its challenges. Balancing work and life has been a constant struggle, but it’s one he continues to address with determination. “The biggest challenge has always been the work/life balance. It’s a struggle I continue to work on,” he admits. Yet, this challenge hasn’t deterred him from excelling in his career.

One of the most rewarding aspects of Tre’s business is the sense of being useful and making a difference in his clients’ lives. “It’s nice to see that pay off when clients get their first home or leave behind a tough situation. To be part of that solution means a lot,” he shares.

When asked about the secret to his success, Tre points to his mentors, work ethic, and passion for his craft. “I’ve found to make this career work, you need to be obsessed,” he advises. This obsession with excellence, combined with a disciplined approach, has driven Tre to achieve remarkable milestones in a relatively short period.

Tre’s personal life is equally fulfilling. Recently married to his best friend, Easton, he is excited about starting a new chapter in his life. “Starting my own family has been incredible,” he beams. Tre’s close-knit family, including his parents, grandparents, and three younger sisters, has always been a source of support and inspiration.

Outside of real estate, Tre has a passion for music. A drummer since the age of fourteen, he once played in a metal band and continues to write music. Additionally, Tre is an avid writer with a new novel set to be released soon.

For those looking to make their mark in real estate, Tre’s advice is straightforward: “Be all in.” He emphasizes the importance of a professional work ethic and the willingness to learn from those who are better. “In film school, a professor told me that to do anything at a professional level, your work ethic needs to be professional, like an NFL athlete. That really hit home and absolutely applies to real estate.”

Tre Manchester’s story is one of passion, dedication, and a unique approach to real estate. His journey from the film industry to becoming a top real estate agent in Charleston is a testament to the power of storytelling, relationship-building, and a relentless pursuit of excellence. For Tre, the future holds endless possibilities, and his impact on the real estate industry is sure to continue growing.

Our free, custom magazines are created for an exclusive audience: the few hundred top-performing agents in each of the metro areas we serve. Every month we share in-depth stories about legendary local real estate agents, as well as agents on the rise. And through our private Real Producers events, we break down walls and build relationships between top industry agents and top industry vendors.
