One of the most common questions that I hear as an estate agent is ‘How much does it really cost to buy a home on Crete?’

It’s an important question to ask as every country has its own rules and the asking price of a house is rarely going to be the final cost when all is said and done.

The good news is that the answer to this question is certainly calculable and in this post, I’ll explain how to work it all out.

First up, there are three mandatory fees that are to be paid by the buyer when purchasing property in Crete.

Tax: The first is known as the Property Transfer Tax and it comes in at 3.3 % of the price of the property. So, if a house is sold for €200,000, then the tax would be 200,000 divided by 3.3, totalling €6,600.

Notary & Land Registry Fee: Next is actually a combined fee. In accordance with Greek law, every contract concerning the transfer of property deeds must be written by a certified notary public. They are also responsible for collecting the Land Registry Fee on behalf of the Greek government, so both fees are typically handled at once. The total cost here is approximately 3% of the price of the contract. So if we use the previous example of €200,000, when divided by 3% gives us €6,000.

Agent’s Fee: The agent’s fee can vary from agency to agency but is always agreed in advance by the buyer and the agency. Here at i-land, our fee amounts to 2% plus VAT. In Greece, VAT is currently at 24% and this applied to the amount paid to the agency. Following our example, €200,000 divided by 2% gives us €4,000 which is then subject to €960 VAT, totalling €4,960.

The final expense is not obligatory by Greek law but it is something that we strongly recommend you do:

Lawyer’s Fee: This fee covers a legal check of the property. Your nominated property lawyer will pull the archives of the property you’re attempting to purchase from the Land Registry Office and check to see if everything is in order or whether there is a forgotten mortgage or any other disputes, debts or issues attached to the property. The lawyer’s fee is agreed upon between the buyer and the lawyer but will typically be 1% or 1.5 % depending on the services provided. With our example, €200,000 divided by 1% is €2,000.

So how much does it really cost to buy a home in Crete?

Well, for a €200,000 property you should expect to pay:

Property Tax : 3.3% or €6,600
Notary + Land Registry Fee : 3% or €6,000
Agent’s Fee : 2% + VAT or €4,960
Lawyer’s Fee : 1% or €2,000

This gives us a sum total of €219,560.

According to data obtained by Business Daily from the Ministry of Immigration and Asylum, so far 2,918 visa applications have been submitted by digital nomads. Of these, 1,693 have already been approved, while 1,225 remain pending.

We have made a big decision -- the decision to locate our cohousing group within an already existing traditional village on the island of Crete.

The name of the village is Armenoi, and it's about a 20 minute drive from the city of Chania. The surrounding area is known as Apokoronas, a beautiful region in the hills but only a few minutes from the beach at Kalves. Our members will buy their own houses, within walking distance of each other and the delightful center of the village, with its huge trees and babbling brook. There are excellent tavernas, a grocery store, and a fantastic bakery.

As we see it, our plan offers the best of both worlds: A friendly group of cohousers and a traditional Greek village where we can establish warm relations with the locals. We thereby avoid the isolation that is not uncommon in purpose-built cohousing commuities. Our aim, after all, is to be in Greece, in a community that considers the village its home.

Greek Digital Nomad Visa update

In the list of countries chosen by digital nomads to work, Greece is preparing to officially enter after the introduction of a special entry and residence visa provided for in the draft law "Reform of procedures for deportations and returns of third-country nationals, issues of residence permits and procedures for granting international protection and other provisions" of the Ministry of Migration and Asylum and the Ministry of Citizen Protection, tabled yesterday in the Greek Parliament.

According to the draft law that will be discussed in the parliament on August 27, the issuance of residence permits to third country nationals concerns the self-employed, self-employed or employees working for employers or with clients outside Greece remotely using Information and Communication Technologies (T .Π.Ε.). It will be given for a period of up to 12 months if the interested party submits in person or sends by email or by registered letter to the competent Greek consular authority a relevant request.

A noticeable difference is the tight schedule set by the bill for its issuance. As provided, the examination of the relevant request by the consular authorities should be done within 10 days from the submission of the application and in fact the issuance of a visa should be completed with "one stop shop" procedures without hassle and bureaucratic entanglements.

The conditions for the application for a Digital Nomads Visa are specific and strict. In particular, the person concerned is required to submit a solemn declaration, stating his intention to stay in the country with the national entry visa for the provision of distance work. With the same responsible statement, the interested party undertakes not to provide in any way work or services or work to an employer based in Greece.

The amount of these resources is set at 3,500 euros per month and is evidenced by the employment or project contract or proof of employment, in the case of dependent work, services or project or by bank account.

There is also provision for digital nomadic families. To be precise, the interested parties can be accompanied by their family members, who are granted, upon their request, an individual visa that expires at the same time as the guardian's visa.

However, during their stay in Greece, the spouse or partner and the family members of the breadwinner are not allowed to provide dependent work or to engage in any kind of economic activity in our country.

In the event that the third-country national, as well as his / her family members, leave the Greek territory and the national visa expires, both the sponsor and his / her family members have the opportunity to apply and receive new national entry visa for this purpose.

In the case of families the income criteria increase - the amount of 3,500 euros per month is increased by 20% for the spouse or cohabitant and by 15% for each child

Finally, there is the possibility of extending the twelve-month visa for another two years, upon application submitted before the expiration of the national visa and provided that the conditions of the nature of work continue to be met.

"In the discussion about the Digital Nomads organized by the of Messinia and the PHAOS in collaboration with the Digital Nomads Observatory, we talked about the upcoming new Digital Nomad Visa. Aiming to attract to Greece the new kind of professionals who with a laptop can work from anywhere in the world, we try to highlight our country as one of the destinations chosen by digital nomads. At the same time, this initiative makes Greece more attractive towards the various new trends, which are shaped in the movement of populations and mainly in the movement of tourists. In other words, it is about how to make the profile of the people who come to our country more complex, , more creative, and not just the well-known model of the sun and the sea, but to open ourselves to new forms of visitors, whether they concern medical tourism or entrepreneurs from other countries wishing to visit Greece.

Very soon, Digital Nomad Visa will be a legislative proposal and that is why it is very important to have a discussion with relevant bodies of the local community, which is directly affected. Especially, the Peloponnese and Messinia with their great hospitality possibilities, have to gain a lot from this innovation of the Greek Government.
