**GREAT TURNOUT BAY POINT FOR THE PRACTICE RUN OF THE TOWN HALL.

First of all, what were they really thinking???? Holding a Town Hall with less than a week's notice to over 1600++ residences and affecting over 3000 people residing within our community and expecting a little room the size of a 20X30 to host us all? On top of improper sound equipment etc.

One big thing accomplished tonight-

THE BOD sees the need to host a proper town hall and maybe a place where more voices can be heard, and more time is needed to see what the developer is accomplishing in the next few weeks.

There is no urgency here. Honestly, the people working in the post office have been doing a great job under James' administration, but our BOD has probably tried its best to run off the good staff we have had the last few years.

Some of the messages and phone calls I received were along the lines of "This is a lot of deception", and one message in particular, "I wanted to thank you for making the Facebook announcement for the USPS meeting tonight. I honestly now feel that the board was going to steamroll this through without proper notification. I feel we need to share this information out to all the residents and encourage all to attend the next board meeting. This is a failure of the board to be transparent and honest. Absolutely shameful."

Some people directly called and spoke with Jen Shook, and she said we do not have an agreement for the post office with the developer, but when Ken Grummels brought a copy to the meeting, and I mentioned Ken has a copy right here on his phone, suddenly the story changed. While in the meeting, Denise Hinds posted it on the (HOA Portal) and said it's there now. See, it's not a secret.

They wanted to keep pating themselves on the back at how much work they put into this. I said "well, maybe you should have taken a community survey beforehand." Anyways... hopefully, we will get to the bottom of this.

Anyone would be a fool to believe that the BOD Post Office committee is telling us we will save 2.5 million over ten years when they do not even have hard numbers regarding the cost of installation, properly approved locations, and any cost of parking easements, in addition the cost to us for the use of the Dragon's Ridge Park for the cluster boxes that's not being well received so far by the DR owners consensus so far.
DR homeowners pay over 300 a quarter to have a private park, some say "they don't want to look at cluster mail boxes."

I even heard some from the audience with deep pockets mentioning filing their own lawsuits. In case you did not know, we have at least one sitting BOD responsible for other associations that have gone down the tubes by multi-millions in our local area. So, trust me, "it will be on that person's agenda to do what they want to do to the detriment of the owners." I have resources to back this up. My day job has been a Realtor for 20 years, and this current BOD member destroyed another beachfront neighborhood and created multiple lawsuits at the owners' cost.

URGENT announcement for all Bay Point Homeowners.

The BPCA board of directors held a closed meeting last week and has decided to close the Post Office in Bay Point. I am getting calls about this! Can they legally make the vote amongst the board members, or should it be a community decision is one big question? The other is... how much in assessments will it cost us individually for 17 cluster boxes and installing them? I called Jen Shook, the Post Office Committee Chair for BPCA. She said there she doesn't know yet. KEY FOR YOU TO KNOW... she said there will be a "TOWN HALL" this coming Monday, November 4th. It is my understanding. This will be their way to say they legally gave notice to the community, and no one protested them closing the Post Office. If you go along with the idea of cluster boxes, then do nothing. If you are against cluster boxes and want to continue with a post office in our neighborhood, I advise you to attend this meeting.

Be watching for the TOWN HALL announcement to come out because after that, they plan to have their official monthly meeting the third week in November, and their attorney is prepared to bring their legal documents to cancel their contract with the developer and the BPCA.
I had a call from someone in a good working relationship with the Developer who said the Developer has finally worked through a bunch of Bay County Building Permit and CO delays. They are just days away from completing the sewer lines and getting their CO at the new post office.

Jen explained that it was the BOD's fiduciary duty to save the community money, and that's why they were trying to do that. It would cost another 2 1/2 million dollars for the next 10 years to run the post office, whereas if they purchase cluster boxes. In my opinion, if you don't have all the numbers to purchase cluster boxes and install them, then how are they saving us money?

I hope this brings awareness to everyone to pay attention to what's important to you. The newspaper for November was printed today, so please accept this as our way to help communicate an essential message. I do not have access to all BP groups and BP pages out there, so please share this with other groups if you don't already see this post posted.
