Gone are the days I put a sign in your yard and everyone flocks to it like new planners in January (anyone else? 🙋🏼‍♀️)

In the last year, the housing market has made several significant shifts that has changed the game for both buyers AND sellers.

I discuss all of these things with my clients during our mini consults, but here’s the spark notes of what you need to know:

1. Just because I list your home doesn’t mean I have a buyer for your home.

2. You have to work on your home in order for it to sell.

3. You cannot afford to price your home higher just to see what you can get.

4. Buyers are being frugal and have higher expectations - your house has to be in great shape AND you have to be willing to negotiate.

5. New mandatory buyer agency agreements mean only qualified buyers can see your home...so it has to be in tip top condition for every showing.
