Itâs not new for sellers to think their home is worth more than the market says. Homes are emotional things. They are part of our story. So we tend to value them emotionally. Meanwhile, in spite of home values doubling and even tripling in some parts of the country in 2021-2022 with mortgage interest rates at an all time low in those years, rates have risen in tandem with those value increases and many buyers have felt that crunch. So when we price houses TO SELL, NOT SIT, we are looking at data and facts, which are wholly unemotional tools to inform and equip us to make the best decision possible. What has actually SOLD in the last 3 months near your home? How long did it take to sell? How many price amendments did they end up making in order to get it sold? Did they pay concessions to the buyer? In this market, things are sitting longer and sellers are generally helping buyers with closing costs and title costs, and maybe even help to buy the interest rate down. In many cases, if they price it too high, it sits and they end up cutting the price - sometimes several times - to adjust it to the marketâs expectations of value for the home. This is a snapshot of this point in time. It can change drastically very rapidly with a change in interest rates. But right now, this is where we are. So it does help to have a real estate professional who does this all day every day there to advise, whether youâre buying or selling. The market doesnât lie and facts donât care about our feelings.
