Hi team, itโ€™s Mortgage Mike! Letโ€™s break down lender feesโ€”what they are, where to find them, and how theyโ€™re calculated.

Where to Find Lender Fees:

Lender fees are located in Section A of your Loan Estimate or Closing Disclosure.

Section A is the key difference between lenders.

Other sections (like taxes, insurance, appraisal fees) are generally consistent across lenders.

If you see variations outside of Section A, somethingโ€™s off. Either someoneโ€™s lying, or their info is inaccurate.

What Are Lender Fees?
Hereโ€™s the breakdown:

1๏ธโƒฃ Discount Points:

This is the cost of your interest rate.
What you get for your money varies by lender.

2๏ธโƒฃ Processing & Underwriting Fees:

Every loan has a processor and underwriter.
Some lenders include these costs in their profit margin, while others pass them directly to you as fees.

3๏ธโƒฃ Origination Fee:

Certain lenders (๐Ÿ‘€ looking at you, Veterans United) often throw in this catch-all fee.
Theyโ€™ll market โ€œno costโ€ or โ€œno lender fees,โ€ but slap on a 1% origination charge to cover everything they said they didnโ€™t have.

Section A is where youโ€™ll see the true difference between lenders. Be cautious of misleading charges in other sectionsโ€”those should stay consistent!

You might think spring or summer is the ideal time to buy, but let me explain why every season has its pros and cons.

Spring & Summer: The Busy Season ๐ŸŒธโ˜€๏ธ

Pros:

๐Ÿ‘‰๐ŸปMost activity = more choices.

Cons:

You might need to:

Here's their trick: They're just adding those costs to your loan balance!

Quick Math Example:

Hey team, itโ€™s Mortgage Mike! ๐Ÿ’ผโ˜• Today, we're tackling a hot topicโ€”misleading advertising and claims from certain lenders. ๐Ÿšซ๐Ÿคฅ

๐Ÿ” Recently, Iโ€™ve heard that Rocket Mortgage has been calling VA borrowers to talk about the IRRRL (Interest Rate Reduction Refinance Loan) and making a bold claimโ€”saying they are the VA's preferred lender๐Ÿ“ข. When I first heard this, I thought it had to be a mistake, but I talked to others, and sure enough, several people received the same claim.

Hereโ€™s the REAL Deal:
The VA only guarantees the loan. They are NOT a bank, lender, or financial agency. โŒ They donโ€™t have โ€œpreferred lenders.โ€ Any company claiming to be the VAโ€™s preferred lender is giving you false information. ๐Ÿšฉ

Companies like Veterans United often imply theyโ€™re affiliated with the VA (which is still shady), but now Rocket Mortgage is outright saying it. ๐Ÿšซ If you hear Rocket Mortgage or any lender making this claim, run the other way! ๐Ÿƒโ€โ™‚๏ธ๐Ÿ’จ Theyโ€™re trying to win your business through misrepresentation.

And one last tipโ€”if a lender is pushing a refinance right now, take a step back. In this rate environment, refinancing might not be your best option. ๐Ÿšซ๐Ÿ’ธ

Does this mean rates are going to fall off of a cliff? Absolutely NOT. (sorry, rates did not drop 1/2% today) Here's why...

1๏ธโƒฃ Every lender I'm familiar with was ALREADY baking in a good portion of this rate cut. So, it's more like consummating a previous agreement. (rates actually went UP today ๐Ÿ˜‚)

2๏ธโƒฃ The cuts will affect Prime Rates the fastest, meaning credit cards etc.

Don't get me wrong. Today was ๐†๐‘๐„๐€๐“ news. It means the Feds are getting aggressive about improving the economy. And it also foreshadows further rate cuts this year and next. But in the meantime, expect rates to continue to incrementally improve.
