Thank you to those who are current and have paid their annual $40. This is your community, you are like our “Stockholders” with your ongoing commitment in helping to maintain a sustainable neighborhood. Your dividend will be detailed information in the progress and developments of events and meetings, same as a shareholder report. We are establishing a format for that to be shared ongoing.

The reason why we are a volunteer HOA is quite simple.. it is because we want people to have the choice of Supporting their neighborhood. We are not asking anybody to do it out of obligation, we are seeking those that Care and solicit the leadership that will make a difference in both their home values and quality of life for living here. That in itself is our primary goal.

What has PRHA done?

The accomplishments were listed on the documentation, which was placed on the mailboxes announcing the annual meeting. Each of that listed would not have been possible without the PRHA.

What can You do?

The first step is being a good neighbor. Most everyone is desirous of living in a clean and safe neighborhood. This begins with PRIDE, which enhances the quality of living for all.

Having an inviting environment includes:

• Curb appeal- keeping yards mowed and clear of debris
• Cars parked in driveways and not on lawns or driving across the lawn (no ruts)
• Helping your neighbor as needed- volunteering to lend them a helping hand
• Being approachable & polite

Our golden rule is- actions that add value are beneficial to everyone, those which don’t are not.

Everyone is always welcome to get involved in the community, albeit on a committee or even potentially a board position.

The Park Ridge Homeowners Association is Not a Policing Entity. Rather, we are a neighborhood organization that strives to be a voice which expresses and represents the desires of our residents.

The City of Charlotte has a code enforcement division that rides through our neighborhood as well as others. Any resident has the ability to register a complaint, via 311, the CLT+ app or the internet regarding their concerns. This is not a function of PRHA, however; code enforcement does provide reports to the homeowners association from time to time in an effort that we may continue to reach out to our community and encourage everyone to remain free from violation. We certainly do not want our neighbors to receive citations for poor habits, and most certainly appreciate those habits which add value and pride.

Special thanks to the Anonymous donors beyond their annual contribution for extra money earmarked for maintenance of our landscape areas. The solar lighting at our signs is a gift by another donor. We also appreciate our neighboring residents from Falconbridge and Copperfield for their contribution each year.

WHAT: PRHA annual neighborhood gathering/meeting

WHY: much has happened in our community since our last gathering, pre-Covid and many great things ahead to share.

• What’s up with our home values
• Does 1 in 20 single-family homes owned in Charlotte by corporations interest/concern you
• What role might you play to protect your investment
• The positive impact our HOA has in representing our community and how it benefits you personally
• Why your $40 annual support matters and how it makes a difference

Good morning Park Ridge Seniors,

Alan Hall here, head coordinator for the Park Ridge Seniors Group.

Our next event is planned for November 5th @ 3pm. Please try to arrive around 2:45pm. We are going to take a nice easy walk down the newly completed greenway extension that runs all the way to Tyvola road, now.

We are going to start at the trailhead located just outside the public parking area of the James K. Polk house. The address is 12031 Lancaster Hwy. , Pineville, NC. When you pull into the parking area you will see signs that warn you not to park around the security gates for the Polk House. You can park in the public parking lot for the historical site. However, make sure your car is gone from this lot by 5pm or your car might get locked inside until Monday, when site reopens.

Once the group begins to gather, we will make a decision as to how long we want to walk.

Once we have completed our walk, those that want to participate, are going to drive, just down the street, to the Don Pedro’s Mexican restaurant for an early dinner and discuss what we want to do for our next gathering. Be sure to bring along some suggestions for our next event.

If you intend to meet for dinner at Don Pedro’s, how about sending me an RSVP. This will allow me to inform the restaurant, ahead of time, how many will be in attendance for dinner. Send your email to [email protected].

If it rains on 11/05, our make-up date for the walk and diner, will be on 11/06, at the same place, at the same time.

Each resident (both renter & owner) in Park Ridge is bound by the Covenants & Restrictions specific to their property, whether they support PRHA with an Annual Commitment of $36 or not. These were established by the builder/developer when the homes were initially constructed and are recorded with the Mecklenburg County Register of Deeds office.

I'm Alan, the lead organizer for the Park Ridge Seniors Group. With the help of a few of our Park Ridge Neighbors, we have come up with our next gathering place; the Middle James Brewing Company located in Pineville at 400 North Polk Street, Pineville, NC 28134. The gathering will take place on Thursday, September 15, 2022 at 6:30pm. This should give us plenty of time to order some food and enjoy a beer before the fun begins at 7pm with Musical Bingo.

Like me, you are likely asking yourself, "what in the heck is musical bingo". Simply stated, it is a takeoff from Name that Tune and Bingo. Each team is given a Bingo like card with the name of a song listed in each box. When a song is played and it matches the name of a song listed in one of your boxes, you cover that box. Eventually, some lucky player will cover a row of boxes; horizontally, vertically, or diagonally at which point they shout, "BINGO" That's it. I think it will be pretty fun. If you are good at Name that Tune, you should be great at this game.

So, if you are interested in trying a new home brewed beer, sampling some good bar food, and playing a round or two of Musical Bingo, then come and join us in Pineville at the Middle James Brewing Co., Thursday, September 15, in the evening, at 6:30pm.

The new Rectangular Rapid Flashing Beacons that PRHA had requested from CDOT are now completely operable on each side of the pedestrian crosswalk on Park Road! This is the second and final stage, as originally outlined in our broadcast email to the community on July 28, 2020.

(The internal electronics was in the process of being upgraded right after the initial installation, with one that actually makes an announcement when the crosswalk is in use. A bit of a delay had occurred right after the installation due to this upgrade.)

Your support to PRHA Makes it possible for us to continue to create the strategic planning today, to align that which will enrich our community tomorrow for generations ahead. There are several other projects in the works and we will be sure to keep everyone posted on the progress.

New workout zone at our Greenway is now complete

The Park Ridge Home Owners Association had met with the Mecklenburg County Parks and Recreation in mid October of last year, with regards to requesting repairs and enhancements of our Greenway. This is in a walkable distance right off Castlekeep Road via a now paved pathway to the foot bridge.

The workout area is located at the trail head off of Highway 51 across from Trio restaurant.

The Overall project is now complete with a punch list which included:

1. Paving dirt entry from Castlekeep to the foot bridge
2. Greenway rules sign
3. Board replacement on bridge
4. Protective railing on either side of bridge at both ends
5. New fencing at entry in parking lot off Hwy 51
6. Parking lot improvements
7. Update picnic tables
8. New decorative metal trash receptacles
9. Concrete pads underneath picnic tables and trash receptacles
10. New porti-potties with concrete pad and sidewalk
11. New updated equipment at work out area
12. Impact absorbent surface and handicap accessibility to work out area

The Park Ridge Home Owners Association (PRHA) continues to work together with surrounding neighborhoods, the various departments of the city, county, and their respective leadership in an effort to improve our quality of living for all.

There is a new seniors group forming in Park Ridge. The Park Ridge HOA welcomes this new opportunity to the community.

Who:

• 50 years young and above
• Single individuals, married individuals, partners, Widows and Widowers
• Individuals that are working full time, semi-retired, or fully retired
• Residents of the Park Ridge, Falconbridge, Copperfield neighborhoods only, please
• Separate events may be scheduled for Grand children and younger family members at specific times, other than regular gatherings

What:

Socially minded individuals, 50 years and older interested in gathering to do things, go places, and see things the group considers worthy of its time and effort. Our gatherings are designed to be fun and free from political views and religious beliefs.

When:

July, 14 6:30 PM

In an effort to have an approximate minimum headcount, we ask that you kindly email Alan (contact information at bottom) by July 7 for those able to attend. Walk-ins are most welcome, however; they need an idea of how many that we might expect.

Ultimately, we will meet once a month, our first gathering will determine the frequency of our get together‘s based on the groups input and desires.

Where:

The first event will be at SpareTime Entertainment in Pineville, across from the mall (where Dick’s Sporting Goods used to be) there is a nice menu with multiple items to choose from for dinner or just snacks. We plan on eating prior to bowling.

The possibilities are endless and all determined by the groups collective interest. Some future activities might include:

• Attending a sporting event
• Having a cookout at a local park
• Visiting a local museum
• Bowling
• Fishing at a Carp or Catfish farm

• Casino trip for the day, or maybe even overnight
• Attend a lecture or a play
• Learn how to do some simple DIY projects around the house
• Sailing on a local lake
• Dinner at a restaurant

Why:

Our community is filled with Great people that have many interesting life experiences, some in common, some not. We have the Best location with many amenities and places of interest close by, and others easily accessible. Why move to a retirement community for all of those things when as a group we can all do it together from here?

The Park Ridge Home Owners Association is looking to create a Welcome Packet in an e-book format. This will be accessible online for all new residents and anyone else to learn more about our community.

The software has already been obtained for this and we are seeking a volunteer with a background in writing/publishing/graphic arts (preferable) to initiate and manage this project. Data entry is not required utilizing this software and most of the information to include links and photos has already been compiled. Anyone with interest may reply with their contact information.

This is an exciting time in technology to have the tools which will enable us to create something with ease in a concise and professional manner. We want to be sure that everyone that selects our neighborhood to move into feels welcome and has information about our community readily available

📚Visit our NEW little library in Park Ridge📚

All of the clues, guesses, and answers are finally in and it is here now awaiting your personal visit!

Come check out your communities new little library. It is located on Sundown Ln. at the corner of Park Vista Cir. Bring a book to leave and take one with you to read. If you don’t have one then no worries there will be plenty as time goes by. Both children and grown ups can enjoy the selection that many continue to contribute.

Many thanks to Angela Clousher for her design and talent. While walking through the neighborhood and seeing the likes of the beautiful pieces of art and craftsmanship coming to life, from an artist who lives among us in Park Ridge, it was obvious that I should ask Angela for her help as our modest committee had discussed a replacement after a mishap between the previous library and a vehicle. The next step was to acquire the supplies needed and after a call to Kevin at Crown Builders, here in Charlotte, they graciously donated materials for the project.
