Here is an updated projected construction cost of houses in the Philippines. Take note that design fees, furnitures, and equipments are excluded.

The construction of houses in the Philippines was greatly affected by the current pandemic. Sudden lockdowns and restrictions have caused unexpected delays in the construction timeline. Contractors also have to adhere with the government’s health and safety protocol to ascertain the welfare of their workers. Supply delays and shortages have also affected the costs of materials. Due to this, a rapid increase in construction cost is highly inevitable.

However, the above increase in costs should be justified. Construction cost is not solely computed based on per sqm cost alone. It is computed based on the construction plan and specifications. In addition, origin of materials, project location, Covid-19 restrictions, changing supply and demand are some of the factors that should also be considered.

The design takes full advantage of the lot space while incorporating minimal changes to the original structure (refer to photo). While the existing house is fully cast-in-place (solid concrete house), the design is limited to demolitions to retain its structural integrity. The owner also requested for a 4-car garage, which resulted to a 6m long span beam which will be analyzed structurally for its design requirement.
