Here’s a real example: We once had a property on the far east side of San Antonio. The numbers made sense, but nobody wanted it—the area had a bad reputation. Instead of just moving on, I paid attention.

Months later, as the area started to gentrify, I jumped back in before my competition. For nearly 8 months, I locked in easy, high-margin deals—because I understood the market, not just the numbers.

👉 If you want consistent deal flow, stop just pushing contracts. Start learning your market and where the real opportunities are!

If you're having great conversations but not getting appointments, start asking for them. If you're getting appointments but not making offers, step it up. Take it one step at a time, and soon enough, those calls will turn into deals.

The end of the year is PRIME TIME for closing deals. While most investors slow down for the holidays, we hit the gas. 💹

Every year, we start January with 7-8 deals already in the pipeline—because we take advantage of the high motivation, urgent needs, and low competition in November and December.

We saw it in the summer when Andy locked in 4 deals in July and August. And now? The same opportunity is here. Right after Halloween, things pick up. After Thanksgiving, it ramps up big time.

While others take a break, we close deals. Who’s ready to finish the year strong? đŸ’ȘđŸ”„

As Dan Martell said, "Complexity is easy, but simplicity is hard."

Most people struggle to accept that simple strategies can drive massive results. But the reality is:

✅ Complex systems often drain time and resources.

I see teams of 10 barely making $200K/month, while we hit the same numbers with just three people—and not even full-time. It’s not about working harder, but working smarter.

My First Cold Plunge Experience: A Rollercoaster of Regret and Relief đŸŒŹïž

I just did my first cold plunge... and wow, it might be the dumbest thing I've ever willingly done. 😅

For three whole minutes, I was in there — arms hurting, legs aching, and my body screaming, Why are we doing this?! I could breathe fine, but the physical pain was real. And when I got out? Oh, I was p**sed. Like, why would anyone voluntarily put themselves through that? đŸ˜€

But here's the wild part: once the anger faded, I noticed something amazing. My energy skyrocketed, my joint pain eased up, and I actually felt better than I had in a long time. It really is a mental game.

Would I do it again? Maybe... probably... okay, yeah. 😅 Because even though it felt ridiculous at the time, the after-effects made it worth it.
