Seaside Stunner // This coastal creation called Chain Mail has ignored convention and in doing so, resulted in a unique seaside dwelling.

Located on a small, complex site at Mt Maunganui, Chain Mail is the creative work of Adam Taylor of Adam Taylor Architecture.

Ignoring traditional coastal aesthetics, Adam instead embraced strong industrial structures and materials.

The home’s left corner has been wrapped in Kaynemaile amour, shielding it from the world without disturbing the outlook to the ocean.

Sculptural and practical, Kaynemaile provides a true solar screen, while its interlinking nature gives it an ever-changing appearance.

The home won the Residential New Home between 150sqm and 300sqm Architectural Design Award at the 2018 ADNZ Resene Architectural Design Awards.
Judge’s said the recessed decks, cantilevering roofs and projected floor levels make the house a strong spatial composition.

“Set on a small site, the plan is simple and efficient, yet flexible.
“Some cladding of the house is brick which provides a soft finish in contrast to the dark painted fibre cement panels elsewhere. The Kaynemaile gives the design a special identity.”

Architectural Designers New Zealand CEO, Astrid Andersen, said the Bay of the Plenty has once again delivered some exceptional designs worthy of extreme praise.

“Adam’s design is a shift away from the usual beachside home. It is industrial, bold and the use of Kaynemaile is exciting to see.”

Award: Residential New Home between 150sqm and 300sqm Architectural Design Award.
Winner: Chain Mail, Adam Taylor, Adam Taylor Architecture.
Location: Mt Maunganui.

Casa Moderno // This stunning design, nestled quietly in Fendalton, is arguably one of the most striking homes built in the city for some while.

The home, Casa Moderno, was designed by Sheppard & Rout Architects and meticulously constructed by Gregg Builders.

The centrepiece is the double-height entranceway, crowned by a dramatic Arabescato marble spiral staircase, with stunning artwork displayed in the mezzanine gallery above.

Expansive open-plan living areas unfold across the breadth of this spacious home, arranged in zones to cater for family living and entertaining, while the interior is designed to flows seamlessly to the landscaped grounds and exterior living spaces.
The state-of-the-art kitchen is designed around a monumental cantilevered island, also of Arabescato marble.

In terms of scale, Casa Moderno has plenty to boast about, including an indoor swimming pool, seven bathrooms, four ensuite bedrooms, a six car garage and several rooms which can be configured to accommodate guests.

The scope of the property is something to behold in itself, with the home exceeding 900sqm, sitting on a 3,000sqm site.

Constructed over two years the attention to detail is a credit to Gregg Builders, as is the design to Sheppard & Rout.

The home is already a winner of the Registered Master Builders’ Canterbury Regional Supreme Award, and is a national finalist in the RMB House of the Year Awards 2019, in the Resene New Home over $2 million category.

National winners for the House of the Year Awards 2019 will be announced in Auckland on Saturday 23 November.

Above and Beyond // Perched high above the city and rooted in mid-century design, this four-bedroom, four-bathroom residence offers ultra-modern living in Christchurch.

Rising to three storeys, the award-winning hillside home in Redcliffs boasts stunning views of the estuary, parks and city.

Designed by O’Neil Architecture and built by DJ Hewitt Builders, it won the Canterbury House of the Year Gold Award in the Resene New Home over $2 million category and was a National House of the Year finalist at the Registered Master Builders 2019 House of the Year awards.

A mix of cedar, plaster and natural stone, framed by sharp landscape design, invite you in.

Rising to three storeys, the hillside home boasts commanding views of the estuary, parks and city.

Only the finest fixtures, fittings and finishes are on show throughout. The entertainer’s kitchen and opulent bathrooms incorporate elements of tile and stone.
Exceptional outdoor living options offer refuge from prevailing winds without compromising the incredible outlook.

Structured glass, louvres and a clever arch have helped to achieve this. The three alfresco spaces enjoy a seamless connection to the interior on various levels.

Simplifying the journey between floors, an elevator has been included as a future-proofing measure.

For a grander ascension, the dramatic central staircase awaits. With its open black metal treads and glass balustrades, this stunning structure rises three storeys.

Swimming in natural light celebrates that all-important outlook on the way up.

Red Rock Lane // Nestled into a terraced hillside site, this two-bedroom house has been positioned to enjoy panoramic views east to the Southern Alps.

All living spaces are accommodated on the first floor within two dark stained cedar box forms.

The more dominant north box, with its extensively glazed lounge, cantilevers out dramatically over a 13m lap pool and pool room below.

The main stair dissects the two forms leading up from the turquoise blue waters on the west to the silver dollar gum that boarders the internal courtyard on the east.
Titled Red Rock Lane, the design by Nic Curragh of Objects Ltd won the Residential New Home between 150sqm and 300sqm Architectural Design Award, at last year’s ADNZ Resene Architectural Design Awards.

Competition judges said “This home has precise, careful, clean frames. It handles the underside of its floating volume well. The courtyard tucked back against the hillside is a great addition”.

Architect: Nic Curragh of Objects Ltd.
Award: Residential New Home between 150sqm and 300sqm Architectural Design Award.

Parkside perfection // This stunning Merivale home overlooking Hagley Park is designed with serious space in mind.

The creation from Hoogervorst Architectural Builders is a reflection of the diversity in building design, style and techniques now found in homes up and down the country.
Acknowledgement of the craftsmanship and design inherent in this home saw it nominated as a national finalist in the Resene New Home over $2 million category in the Registered Master Builders’ 2019 House of the Year competition.

These awards epitomise building excellence and have been setting the standard in residential construction for nearly 30 years, with national finalists consistently demonstrating impeccable craftmanship and attention to detail.

“The competition reaffirms our member’s position as the custodians of quality and innovation in New Zealand residential construction,” says Registered Master Builders chief executive David Kelly.

“These Top 100 homes showcase everything from sustainability and innovation to skilled workmanship. The quality builds reflect the evolving values and needs of New Zealand’s homeowners.”

As seen here, one evident trend is indoor-outdoor flow, with spaces cleverly designed to provide covered areas.

“Year after year we are seeing new and innovative building and interior design trends emerge,” says competition judge Eric Dally. “This year (2019) we have seen outdoor living spaces become more sophisticated with homeowners prioritising their indoor-outdoor flow.”

Also seen in this Merivale creation is the use of timber to provide softness.

Pо̄hutukawa paradise // This compact home in Ōtūmoetai, Tauranga packs a punch - designed to fit the client brief that rung true to the judges of the 2020 ADNZ Resene Architectural Design Awards: small, sustainable, simple and special.
The Pо̄hutukawa House, designed by Steven Chambers of Stufkens + Chambers Architects, won the Residential Compact New Home up to 150sqm Architectural Design Award.

The design process took inspiration from the local surroundings to create a unique exterior and interior form – specifically the grand pо̄hutukawa adjacent to the property, where the house gets its namesake.
In order for the house to age gracefully into the location, timber species were selected to weather and patina, the colour and texture connecting to the pо̄hutukawa.

The entry, tucked away, melds together with the rest of the exterior – it gives a sense of cohesion, connecting the sky with horizontal landscapes.
As you move to each space inside the home, interior spaces unfold from the bright sky-lit core.

“Each internal space has been oriented to take advantage of the specific views over the Tauranga harbour, Mauao and the port of which have special meaning to the owner,” Stufkens + Chambers director, Steven Chambers says.
The project includes a number of sustainable features, from recycled materials to passive solar design, from thermal mass to grey water harvesting. In the carport space, a ‘future proofed’ power source for electric car charging was included.

Designed for life // This pavilion-style home exemplifies modern design and functionality. Offering a truly exceptional living space, the home features soaring ceilings, expansive windows and strategically placed skylights that flood the kitchen with natural light.

The kitchen and living space is open, and features on-site poured concrete benchtops, polished concrete floors and bespoke timber beams.
The main outdoor living area, situated under the gable roof of the living wing, provides excellent outside space, ideal for entertaining.
Accessible from the separate lounge, breakfast, and living areas, yet enclosed on three sides by walls with well-crafted Abodo vertical shiplap, this outdoor room is warm and inviting throughout the year.
Constructed by Daleco Built, it won the Supreme House of the Year Under $1 million award, and the Outdoor Living Excellence award at the 2023 Canterbury Registered Master Builders’ House of the Year competition.

In the zone // The winner of 2020 New Zealand Architecture Awards – Housing, #3 by Studio2 Architects, seamlessly interweaves the different living zones and spaces to create new memories and connections.
This Remuera home is a contemporary dwelling inspired by mid-century style.
Framed by a lush garden environment, the three-level building’s open spaces still have plenty of privacy for its inhabitants.
The New Zealand Institute of Architects says, “The jury described the house, designed by the architect for his own family and featuring a parents’ wing, children’s tower and common living areas, as an ‘ordered, flexible and cheerful’ arrangement of spaces that are both dedicated and complementary”.

Avon River Refuge // On the banks of the Avon River, this ultra-modern home combines steel, concrete, cedar and glass to match its environment.
In order to get the best views without compromising comfort, the floor-to-ceiling glazing allows a strong connection to the outdoors, exuding light inside and out.
Built by Greenland Prestige, this home won two awards in late 2020 – the Registered Master Builders House of the Year, in the New Home $1.5 Million to $2 Million category, and the McKenzie & Willis Interior Design Award, for a home in Christchurch.
The RMB House of the Year judges said, “This is a finely composed home on a constrained site that fits seamlessly within its setting, environment, and neighbourhood”.
