WHAT TO DO AS A TENANT IF YOUR LANDLORD SELL THE HOUSE YOU ARE CURRENTLY LIVING IN.

First, you need to know that It is the right of the Landlord to sell his property whenever he chooses to do so.
It does not matter whether or not there are tenants in the property and It does not matter that they just renewed their tenancy or they are long-term tenants in the property.

He also does not need the permission of the tenants to sell his property.

While the landlord can sell at anytime, the New Buyer or the New Landlord cannot take possession at anytime just like that.
There are laws that govern the process for taking possession of a new property that have tenants staying there.

The sale of the property does not confer on the New landlord or the new owner the right to forcibly eject any tenant from the property.

The Rent you paid to the former Landlord still runs and can't be terminated by the New Landlord for any reason.

At the expiration of your rent, You are entitled to 6 months Notice to Quit.

The New owner does not have the right to start breaking down the building or part of it, in order to inconvenient the tenants.

The New owner does not have right to intimidate you or abuse you verbally for any reason.

The new owner does not have the right to Physically assault you or bring some thugs to threaten you to pack out.

If the New owner or Landlord, Goes against any of this law stated above.

Feel free as a Tenant to Arrest the New Landlord and charge him to Court immediately

Let him come and tell the court who gave him the power to go against the law because he just buy new house.

THE LANDLORD OR THE TENANT'S?

Under the Law, The landlord is expected to make sure that the property is in a habitable state for tenants to live in and The landlord also has the responsibility of ensuring that basic amenities are available and in order for tenants use.

Soak away is one of the Basic Amenities of the the Landlord's Property, so therefore it is the Landlord's responsibility to make sure it is in good condition.

Either the Landlord stays in the compound or not.
The law does not care.

And refusal of the Landlord to put the Soak Away in order gives the Tenant the right to file a Suit against the Landlord to return the money they paid for Rent.

If the Landlord is found Guilty of the allegations , the Court will order him to return the tenants Rent in full

Man arrested for locking up, dehumanising and starving his wife for two years in Borno

Police in Borno State have arrested one Abdullahi Isa, for allegedly dehumanising, locking up and starving his wife for nearly two years.

A women and children’s rights activist, Comrade Lucy D. Yunana, who confirmed the incident said the suspect was arrested in the Gwange 3 area of Maiduguri on Friday, June 30, 2023.

According to Ms. Yunana , Bulama of Gwange took her staff to the suspect’s residence where the woman had been locked up for nearly two years.

"Thankfully, our staff were conducting some awareness on SGBV in Gwange when Bulama of the area took our staff to the house where she was locked up and what they saw was indeed terrible and prompted us to inform the relevant authority to save the woman’s life.”

She explained that they went there along with the Zonal Coordinator of the Human Rights Commission, Barr. Jumai Mshelia, and saw her in the room, in a bad and dehumanized condition.

She added that she was taken to the hospital where medics are working to revived.

Isa Abdullahi, the suspect, alleged that they had seven children together but all were dead, alleging that his wife was being tormented by an evil spirit which was the reason he locked her up.

Implosion killed those aboard the submersible, and here’s why.

A pressure hull in a submersible is the structural enclosure that contains the crew compartment and other vital equipment. It is designed to withstand the high pressure exerted by the surrounding water at significant depths.

Carbon fiber is often used to construct pressure hulls in submersibles due to its exceptional strength-to-weight ratio and excellent resistance to corrosion.

However, the death of those aboard can be likened to design flaw, here’s why.

The implosion of a carbon fiber hull in a submersible could occur under extreme conditions of external pressure, specifically when the pressure acting on the hull exceeds its design limits.

If a submersible descends to depths beyond the hull's maximum rated pressure, in the case of the Oceangate’s sub it went as deep as 12,500 feet, the external pressure exerted by the surrounding water can become too great for the carbon fiber to withstand.

Implosions can also occur if there are structural flaws, defects, or damage to the carbon fiber hull. Weakening of the material due to fatigue, impact, or degradation over time could reduce its strength and make it more susceptible to failure under pressure.

Bear in mind that a year earlier, same Oceangate’s sub went for this same voyage but a repeat on Sunday 18th, June 2023 the 5 people aboard met a fatal fate as the submersible imploded killing everyone immediately.

Former lawmaker Senator Shehu Sani has commended President Bola Ahmed Tinubu for suspending the Central Bank of Nigeria governor, Godwin Emefiele. Earlier it was reported that Emefiele was suspended late at night on Friday, June 9, following a statement released by the Secretary to the Government of the Federation (SGF) office.

In reaction to this development, Senator Sani has urged President Tinubu to properly clean up the apex bank rather than just evicting Emefiele.

He tweeted: "The eviction of Emefiele is commendable. The appointment of Shonubi as acting Governor is commendable. "But the Housecleaning of the CBN can only be done by engaging a team of auditors from OUTSIDE of the CBN." Only they can professionally and thoroughly probe the apex Bank and tell the country how the Bank was run under Buhari’s Emefiele.

He also accused the immediate past administration of ex-President Muhammadu Buhari of turning the apex bank into their ATM.
Senator Sani in his words, said: "The CBN was operated as an ATM of the Cabal, a Canteen and Cash Cow of the parasitic elites of the past administration."

Can humans and rats live together?

That’s what city leaders in Paris are trying to find out. The French capital, like many metropolises, has a notorious rodent problem.
Paris Mayor Anne Hidalgo is forming a committee to study “cohabitation” – to what extent humans and rodents can live together – one of her deputies said Thursday during a city council meeting.
Anne Souyris, Paris’ deputy mayor in charge of public health, announced the move in response to questions from Geoffroy Boulard, the head of Paris’ 17th arrondissement and a member of the center-right Republican party.
Boulard had called upon the city government to outline a more ambitious plan against the proliferation of rats in public spaces.
He has previously criticized Hidalgo, a member of the center-left socialist party, for not doing enough to eliminate rats from Paris, including during strikes earlier this year which saw garbage pile up across the city.
“The presence of rats on the surface is harmful to the quality of life of Parisians,” Boulard said.
Boulard said he was raising his question after coming across an ongoing study, Project Armageddon. The project’s mission is aiding the city in managing its rat population and among its objectives is fighting prejudices against rats to help Parisians better live with them.
The study is being financed by the French government, though the city of Paris is a partner in the project.
Souyris explained that what was being studied was to what extent humans and rats can live together in a way that is “the most efficient and at the same time ensure that it’s not unbearable for Parisians.”
While rats can spread disease, the deputy mayor said that the rats being discussed were not the same black rats that can carry plague, but other types of rats that carry diseases like leptospirosis, a bacterial disease. Souyris also highlighted some of the actions taken by the city as part of its 2017 anti-rat plan, including investing in thousands of new garbage cans to “make the rats go back underground.”
Souyris later said on twitter that Paris’ rats do not pose a “significant” public health risk. She added that she was asking the French High Council on Public Health to weigh in on the debate.
“We need scientific advice, not political press releases,” she said.
Animal rights group Paris Animaux Zoopolis welcomed the city’s move.
“Rats are present in Paris, as in all major French cities, so the question of cohabitation necessarily arises,” a statement from the group said.
“At PAZ, when we talk about “peaceful cohabitation” with rats, we don’t mean living with them in our houses and apartments, but making sure that these animals don’t suffer AND that we’re not disturbed. Again, a very reasonable objective!”

Ivory Coast’s controversial polygamy bill: All you need to know
The bill to make polygyny legal in the West African state has sparked a debate online and offline over women’s rights.

On June 30, a member of the Ivorian parliament introduced a bill to legalise polygamy, claiming that the practice remains widespread across regions in the country and ought to be legally permitted.

Yacouba Sangaré, the MP who proposed the change, described the current matrimonial legislation in Ivory Coast as “a generalised hypocrisy”.

The elected member of the ruling The Rally of Houphouëtists for Democracy and Peace (RHDP) party filed a bill to amend a June 2019 law that stipulates that “no one may contract a new marriage before the first one is dissolved” and that sole state officials have the authority to legalise a union.

But the proposal has since sparked outrage among women’s rights organisations and feminist groups who have dubbed it a step back in the fight against gender inequality.
