BINDING WIRE

Binding Wire is used for the purpose of tying applications in the field of construction. It is used extensively in the construction sector for tying the rebars at the junctions/joints so as to keep the structure intact. Binding wire is made of mild steel.

FUNCTION OF BINDING WIRES

To prevent bars’ displacement for the duration of concrete pouring i.e to avoid displacement of bars during concrete pouring.

To maintain the reinforcement in its appropriate arrangement i.e to hold the reinforcement in the appropriate position.

To offer bars’ spacing like indicated/ described by an expert i.e to provide spacing of bars as specified design.

To maintain lapped bars in the needed close condition/position to shift forces properly.

To protect secondary’s such as spacer bars, chairs, and more in place for the duration of construction.

For different construction-associated functions such as transportation, grouping, and more.

To keep direction of bars in RCC structure

CHECKING THE QUALITY OF CEMENT
The overall strength of your structure depends on many factors, and the quality of cement you are using is one of them. Excellent quality cement should always be used to achieve desired strength of concrete and to make sure the structure stands tall for a long time and also helps to avoid the collapse of building by using right and quality materials.

Following are the ways to check the quality of cement on the field before use;

Date of Manufacture: The strength of cement being used decreases with time. Cement should be used before 90 days from the date of manufacture. A year after manufacture, the strength of the cement must have reduced by 40-50%.

Color: Good cement is always uniform in colour. You can identify good cement by its gray colour with a slight green shade.

Hard Lumps: Cement should be free from hard lumps. Such lumps are formed by the absorption of moisture from the atmosphere.

Temperature: If the hand is push into a bag of cement, it should be cool inside the cement bag. If hydration reaction takes place inside the bag, it will become warm.

Smoothness Test: When cement is touched or rubbed in between fingers, it should give a smooth feeling. If it felt rough, it indicates adulteration with sand.

Floating Test: Good quality cement floats in water for some time before sinking.

The smell of Cement Paste: A thin paste of cement with water should feel sticky between the fingers. If the cement contains too much-pounded clay and silt as an adulterant, the paste will give an earthy smell.

Glass Plate Test: A thick paste of cement with water is made on a piece of a glass plate and it is kept under water for 24 hours. It should set and not crack.

Therefore always make sure to buy and use the best quality of cement available.

SUITABLE SAND FOR CONSTRUCTION

Quality of materials is the key to construction. To achieve the desired strength of a structure you should always use good quality materials. In this article, I will discuss the type of sand that is suitable for construction.
Sand is a mixture of small grains of rock and granular materials which is mainly defined by size, being finer than gravel and coarser than silt. It range in size from 0.06mm to 2mm, particles which are larger than 0.0078125mm but smaller than 0.062mm are termed silt.
Sand absorbs very little water because its particles are relatively large and can easily be mixed with water, aggregate and cement to form large concrete structures because of its coarsefulness. The other components of soils such as clay, silt and organic matter are much smaller and absorb more water and this is not good for construction.

COMPOSITION OF SAND
Sand is basically made of unconsolidated granular materials consisting of either rock fragments or mineral particles or oceanic materials. It is mainly made of silicate minerals and silicate rock granular particles.

CLASSIFICATION OF SAND According to Size (ASTM)
Fine Sand: All the sand particles should pass through No. 16 sieve. This is usually used in plastering works.

Moderately Coarse Sand: All the sand particles should pass through No. 8 sieve. This type of sand is generally used for mortar and masonry works.

Coarse Sand: All the particles should pass through No. 4 sieve. This type of sand is very suited for concrete work.

PROPERTIES OF GOOD SAND

As sand is an important construction material, it is always desirable to use the good quality sand. To judge the quality of the available sand, one must know the properties of good sand. Before using sand in a project, these desirable properties must be ensured.
Followings are the desirable properties of sand for construction :

Should be completely inert. (i.e., should not have any chemical activity).

Grains should be sharp, strong & angular.

Should not contain any hygroscopic salts (i.e., CaCl2, MgCl2, etc.).

Should not contain clay & silt; usually 3-4% clay & silt is ordinarily permitted for practical reasons.

There should be no organic matter in it.

In my next article I will treat further on these properties.

GENERAL REQUIREMENTS OF STAIRS:

Stairs are the steps arranged in a series to access the various floors of a building. A well-established staircase should have an easy, quick and safe mode of communication between the different floors of that building. The following points should be kept in view to design and construct a good stair.

1. LOCATION OF STAIR:
In a residential house, the stairs may be provided near the main entrance. In case of a public building, it should be located at the central position for a quick accessibility. There should be adequate lighting and ventilation.

2. WIDTH OF STAIR:
The width of stairs depends on the traffic flow and may vary from building to building. In public building, the width of stairs should be at least 1800mm and in a residential building, it should be 900mm.

3. LENGTH OF STAIR:
The flight should provide a maximum of 12 and a minimum number of 3 steps.

4. PITCH OF STAIR:
The maximum pitch for a domestic building should not exceed 42° and for a public building, it should not exceed 33°.

5. HEADROOM:
The minimum headroom in a staircase should not be less than 2100mm.

6. LANDING:
The width of landing should always be greater than the width of a stair.

How To Manage Home Building Delays

8. Be Flexible And Find Solutions

In constructing anything, many factors could cause a delay. The weather might not be cooperating on some days, and the materials you ordered might be out of stock or have delayed delivery problems. These types of issues are often beyond anyone’s control. If you find yourself facing a delay, look for ways to make the most of it.

For example, if your roofing materials aren’t available yet, you may need to wait for them before moving forward with your siding installation—which means that now is the perfect time to pick out the tile for your bathroom or choose the colour of paint for your walls. It would be a great idea to divert your attention first to areas that can be done while still finding a solution to the cause of the delay. By doing another task, you still become productive, thus preventing wastage of time.

If something goes wrong, don’t spend time figuring out who’s at fault. Instead, focus on finding solutions that will get things back on track as soon as possible.

Conclusion
When it comes to home building, delays are the variables that can throw a wrench into your perfect plans. You should expect them and plan for them when necessary. Fortunately, with proper preparation and the right building contractor in your corner, you can minimize these unforeseen hiccups and turn an unwanted delay into an opportunity to improve your plans. In the end, more time equals better quality and affordable building costs.

How To Manage Home Building Delays

5. Inspections

While inspectors check your home for safety and code compliance throughout the building process, there are also fees. The earlier you plan for these inspections, the less likely a delay will occur.
To ensure that you don’t fall short of finances during the construction process, you can set aside extra savings that may act as an emergency fund if the need arises. Moreover, avoid overspending early in the process as this could affect your expenses. Keep your budget on track to avoid delays just because of sudden budget constraints.

6. Discuss Changes Openly

When you’re building a home, problems are bound to crop up from time to time that cause delays in the projected construction schedule. To help alleviate stress and prevent misunderstandings, it’s important to discuss any changes openly with your home builder to stay on top of the issues and keep the project running smoothly.

7. Communication is key when it comes to managing delays.
It’s best to stay involved in the building process and observe your progress. This will help you keep better track of things, giving you more control over the project.

And in some cases, a delay may be beyond your control—like if there is a sudden change in the weather that makes it impossible for workers to continue their jobs. If such happens, communicating with the contractor will help develop solutions to set up work to meet expected deadlines.

How To Manage Home Building Delays

2. Plan The Project In Complete Detail.

When a home is being built, countless decisions need to be made along the way. And when those decisions have to be made quickly, it can lead to mistakes and slow things down. That’s why it’s important to plan out every detail of your new home before construction even begins. For example:

Which appliances will you choose?
What kind of countertops will you use?
What are your electrical needs?
What type of flooring do you want?
The more details you work out in advance, the better off your project will be. This will help prevent delays and avoid additional costs due to changes in materials and design.

3. Plan Your Finances Early

If you’re ready to commit to building your home, you probably have some idea of the total building cost. But did you know that many expenses are involved in the home-building process that isn’t part of the actual construction? Planning early can help account for these costs and avoid surprises. Many people spend 10-20% on these extra fees and expenses. A qualified Quantity Surveyor can do this for you.

4. Permits

Homeowners often don’t realize they need to apply for building permits in advance or need one. It’s best to find out if you need a permit before construction begins so that it won’t delay the process.

How To Manage Home Building Delays

While home building delays can be stressful to anyone, you should note that this isn’t a new scenario in the market, they can certainly happen to anyone. If you’ve purchased a home in the past, you might have fallen victim to these delays.

If you’re buying a home right now and want to learn how to manage these delays, here are some viable suggestions that you may follow:

1. Work With A Reliable Builder

First, choose a reliable builder within your location, such as Engiefar Konstruct, who has extensive experience bringing projects from start to finish on time. It’s advisable to always ask about their track record in avoiding delays and other issues. If they have an established reputation for finishing on time, this is a good sign that things will go smoothly for you too.

If you’ve eventually found a reliable builder, make sure to clearly discuss with them the building plan you want, the timeline you possibly want it to be finished, and how much flexibility you can allow in that timeline. This will help prevent surprises later on when they try to schedule subcontractors or purchase materials. If the builders have been trusted partners in the past and meet deadlines, they will likely continue to do so in the future.

*3 TIPS TO KEEP YOUR TOILET IN GREAT SHAPE*

Still on point number TWO.
2. Additionally, mold can impact your health and that of loved ones. People like kids and elders who are more sensitive to mold or are allergic to mold are at high risk. Thus, mold formation may increase your monthly medical charges, affecting your saving margin.

Once the mold appears in your toilet, it will continue to spread all over the place. Thus, the best way to avoid this is to prevent them from growing in the first place. The following are things you can do to prevent mold from forming. They include:

Proper ventilation.
Check regularly for signs of mold.
Avoid installing mats in your toilet.
Wash towels regularly.

3. Fix Leaks In Your Toilet
As a homeowner, you’ll likely experience plumbing issues at least once. Any leak in your bathroom and toilet can cause damage to your property, such as floors and ceilings. In addition, it could lower its home value.

For this reason, fixing any leaks in your toilet is important. Depending on the extent of leaking, you can repair or replace the whole plumbing system. Plumbing fix is a critical issue; thus, never settle for less when it comes to repairs. If you have any leaks or water issues, make an effort to call a reputable plumbing contractor in your locality. The expert will ensure you get quality services at an affordable price. Also, it’ll be easier to reach out to them in case of any issue.

Bottom Line
As discussed above, toilets play a huge role in any household or business. For this reason, keeping it in a top-tier position is crucial. Conduct extensive research to identify ways you can utilize to keep your restroom in great shape.

*3 TIPS TO KEEP YOUR TOILET IN GREAT SHAPE*

The toilet plays a huge role in every household. Using the restroom is an ordinary and everyday task. That said, your toilet has the potential to become one of the messiest and most expensive hassles you can experience as a homeowner if it isn’t properly maintained and used. However, you can avoid that by following tips to keep your toilet in great shape. They include:

1. Routine Check Up And Maintenance
A routine check-up and maintenance are essential to keep your toilet in excellent condition. In addition, regular maintenance practices will ensure you notice an issue before it worsens. Thus, correcting it on time will be easier, saving you some bucks in the long run.

Depending on the manufacturer, it’s recommendable to check your toilet components after every six months. This is to ensure they’re in good shape and functioning correctly. If you notice any error, have it checked by a professional plumber immediately. If the issue goes unnoticed, it could worsen, and you might experience inconvenience such as a blocked toilet. Remember, it’s better to spend money on a minor repair than on bigger issues in the future.

While it’s easier to routinely check and maintain toilets in an average household, it might be daunting if you have a business with many restrooms. In such a situation, you might consider outsourcing the maintenance services. The vendor will help you through a blocked toilet or other issues as you concentrate on core business such as management. However, ensure you conduct enough background checks to get a reputable service provider, giving you value for your money.

2. Prevent Mold From Forming In Your Toilet
Toilets and bathrooms offer the ideal conditions for mold to thrive as they’re always wet, warm, and, at times, dark. Mold formation in your toilet will damage the aesthetic of your toilet. Also, they can damage the surfaces they form on, such as walls, floors, ceilings, and more.
