Show me a man who is diligent in his business, He shall stand before kings!

Now let's learn, diligent in this context simply means determination and careful efforts. So to say, many businesses are done without any sense of determination and detailed efforts, no wonder results are not effectual.

Diligence, or being hard-working, careful, and persistent, is essential for success in any field, but especially in real estate. Without diligence, it is unlikely that you will be able to find and close on the best deals, build relationships with the right people, and grow your business over time.

For starters, diligence in real estate means doing your due diligence on every potential deal. This means researching the market, the property, and the area thoroughly before making an offer. It also means being persistent in following up with sellers and other parties involved in the deal. If you're not diligent, you may miss out on important information or opportunities. Additionally, diligence in real estate means being patient and staying the course, even when things get tough. Successful real estate investors understand that deals can take time to close, and they are willing to put in the effort to see them through.

My Mom used to cook beans, but before she cooks the beans, she picks the bad and useless beans and throw them at the backyard whilst she cook the good beans.

But when it rains, the bad beans becomes seed and grows up and looks beautiful.

The same person who threw them away starts to harvest them. She realizes that the beans she threw away has VALUE .

Don't cry when people THROW you at the BACKYARD , Don't cry when people REJECTS you, Don't cry while they are LOOKING DOWN on you.

The RAIN is coming and the same people who are REJECTING you today will beg to HARVEST you tomorrow.

The HOMLAND you're seeing today was a rejected beans thrown away at the backyard, but God sent rain and sun to it and made it germinate and bear fruits which thousands of people are benefiting from today.

Do not reject yourself when others reject you. Be that rejected stone that became the corner stone that holds the entire building. You are more than a conqueror.

Successful people do sometimes suffer from self doubt but they are good at talking themselves out of it or not taking their thoughts too seriously. I have seen super talented people waste their potential completely due to their lack of self belief. Without self belief, all talent is wasted.

People with low self esteem tend to be the ones that find it hard to let go as they associate themselves and the task as one and see themselves as failures if they are unable to fix the issue. What you should know about Land Titles

When buying land, it is important to understand property rights. Owning a piece of land simply is not enough. Your knowledge of laws, policies, and obligations goes a long way to avoid land controversies. These land-linked issues include; false ownership, inheritance issues, fraud, and demolition of land by government authorities.

In my previous post, I explained what Land Titles are and promised to give detailed explanations on the types of land titles we have.

Certificate of Occupancy (C of O)

A Certificate of Occupancy (C of O) is a state government-issued document used to prove ownership of land. Without a C of O, your land or property can be seized at any point in time without compensation. A Certificate of Occupancy would be needed when beginning property development, converting the use of the property, and changing the ownership of a property.

Governorโ€™s Consent
After a buyer buys a property that has C of O and resells it, the Governor's Consent is required before it is deemed legal.
As the name implies, the governor consents to the transfer of ownership of lands and properties when a Certificate of Occupancy was once issued.
The reason behind this is to inform the government of the new possession of the land. The Governorโ€™s Consent can be applied for as many times as a parcel of land is resold.

Registered Survey Plan

An approved Survey Plan details the size and location of the landed property. The plan shows the precise measurement and description of the landed property. All lands must be surveyed by a certified Surveyor who is regulated by the Surveyor-General of the state and the plan will be submitted for approval.

We cannot underscore enough how crucial Land Titles are. Those who took it for granted either lost a significant amount of money or were parties in pointless legal disputes.

C of O is known as Certificate of Occupancy. It is the most important document to property buyers and land owners.

A Certificate of Occupancy is a legal document issued by the government that proves that a person owns a land in Nigeria.

The purpose of obtaining a Certificate of Occupancy is to establish that the land is in a livable condition according to the law.

The Governor of the state in Nigeria where the land is located is the one that authorize the issuance of the Occupancy Certificate.

One feature that makes C of O different from all other title documents is that no land can bear two C of O because it is the first title document issued on land whether bare or developed that has never been registered at the Land Registry...

1. Mode of payment : To avoid been duped or swindled of your money while purchasing a land, it is important that you don't make any cash transaction. Make sure your payments have evidence and proof of payment to avoid disagreement in future.

2. Investigate the sole owner of the land : Making necessary investigations to get the root of the ownership of the land is important. This is to avoid future disputes, especially family struggles.

3. The size of the land : Before purchasing a land, your intention and purpose of acquiring it determines how much land you want to acquire. You must also be familiar with the terms associated with land sizes.

4. Don't purchase land with restrictions : Do not take the risk of buying lands that have restrictions or warnings either by an individual or the government.

5. Topography: This is the study of the features of the land. You must consider if it is flat or sloped land.
