A new ‘How to Rent’ guide is set to be released by Government on Monday 2nd October.

The last updated was in March and these changes in the new version reflect recent legal changes, including the requirement for carbon monoxide alarms to be fitted in every room with a fixed fuel-burning appliance.

So make sure you're issuing the right version to your new customers.

So here is a first! A customer contacted us today to report some damage in her room. A burn mark on her window frame inside her room. The door was locked. How did it happen? Being a sunny day, a mirror placed on a dresser reflected sunlight and laser beamed across the room and burnt the uPvc window frame. Global warming? Probably not. Fire risk. Most definitely. ☀️🔥

Had a great afternoon at Progressive Property Elite Cashflow Accelerator as a panellist on the Q&A session. Lots of different questions relating to energy efficiencies for HMO property, cost of living crisis affecting HMO customers and a timely reminder for me about organising RX1 forms. Every day is a learning day!

Here we go up and running for 2022. What have you achieved with your HMO property in the first week of the New Year? Would love to know.

Just into the New Year and our first council HMO inspection is scheduled for next week. We have one of the local officers who we know coming to check out the property as part of their regular inspection routine. As we complete weekly house inspections we know that there should not be any major issues but we are not complacent. It's always good to have other vested parties take a peek under the bonnet to ensure the house is well run and compliant. Will let you know next week how well we get on.

HMO Diaries - What would you do? A customer calls up in a panic saying their ensuite bathroom floor has flooded and she needs someone to sort it out. Do you a) Call the plumber out to sort the issues and pay the call out fee of £65, b) go over to the property and assess the situation or c) tell the customer there is a mop and bucket at the house and to resolve it on their own. HMO Diaries - What would you do? So it’s 04:20am and just had a call from a customer who was cooking breakfast at 4am and set off the fire alarm in a 10 bed HMO. Would you a) ignore the phone and go back to sleep b) take the call and calmly run through the alarm deactivation process or c) advise the customer to use their expensive Bose noise cancelling headphones and you will deal with it at a more sociable hour

Would you a) leave it for the customers to sort out b) call out a handy man and pay the expense of £65 or c) reaearch the problem on YouTube and resolve the situation yourself. What would you do?

HMO Diaries - What would you do? So I get messages at 8.10pm from customer in a managed HMO advising that one of the housemates has taken delivery of a fridge on behalf of a friend. It’s sitting in the main hallway blocking a fire escape. The customer says her friend is collecting it at 11pm. Do you a) do nothing b) warn them about the potential hazards and hope it’s collected c) make a trip and remove the fire hazard? What would you do?
