Mortgage OFFERED 🥳
I say this alot....
Let's be honest if I didn't I wouldn't be a very good Mortgage Broker.
Sometimes it loses its meaning,
You can forget how much this means to your clients.
Today I was reminded what this really means & the impact it has.
⏪️ Rewind a year ago...
I had a mortgage discovery-call with a couple of older first-time buyers. Mr is a sole Ltd Co Director and Mrs works as his 'admin'.
On the call we discussed the usual stuff
💰 Affordability,
🗃 Credit File,
🏡 Mortgage preferences & features.
I urged them to find a new accountant plus reduce their debts, to achieve their dream of buying a home.
I didn't hear back and honestly thought, I'd lost them after recommending to find a new accountant.
I mean who wouldn't. Right.
⏩️ Fast forward a year they came back saying we've reduced our debts and ready to buy.
First question I asked was.
❓️ Did you find a new accountant?
❌️ No
That made my heart sink a bit, but I felt an instant connection with this couple & was determined to help them.
Their accountant who turned out to be a bookkeeper, which is OK but they can't sign off accountant certificates. I can work with that usually
But on top of this simply not up to speed with how accounts should be run in 2025. Meaning my clients were paying more tax than needed with no income verification that lenders accept.
It also meant on paper their business didn't look attractive to lenders,
Plus that tax bill too.
Now I don't know anyone who wants to pay tax, let alone more than they need too.
That's it, I pulled up my sleeves up & got to work...
I spoke to another accountant who thankfully felt the same as me.
After seeing all my clients paperwork, checking it through and signing it off.
Finally we had an accountant certificate.
This meant we had income verification for the lender and provable affordability.
I submitted the application and after a little back & forth with the lender.
Let's be fair there is always a bit.
We finally have the mortgage offer 🥳
When I told them it was a mix of shock, joy & pure relief.
After 5 years of my clients being told by their OLD accountant they couldn't buy a home, they have.
Today I remember why I do what I do.
Moral of the story...
Just because someone says you can't, it doesn't mean you have to listen to them
