If you have rising damp symptoms in particular you will need an invasive damp survey. This means some amount of opening up will be necessary to locate potential physical damp proof courses, and eliminate any bridging of the damp proof course. Drilling and removing Plaster/mortar samples for further analysis (BRE DIGEST 245, plenty of info on the website about this). The British Standard
BS 6576,

also explains all the potential damp issues that need to be eliminated before coming to a conclusion, along with as a minimum, carbide meter tests, or better still gravimetric analysis. These tests can help differentiate between different causes of rising damp symptons, which a damp meter can't. Has your surveyor carried out such tests? Many damp experts will not offer invasive surveys. This is because it will add considerable time to the survey, and also time and expense with the analysis. Some don't have suitable equipment either. We also have another role available to somebody that has experience in drying buildings, after leaks have occurred.

We predominantly repair damp properties, and offer a range of repair services around this.

The role would be best suited for somebody that is physically fit, a can do attitude, good customer service, and also reliable.

Training in particular areas will also be given where needed.

An explanation about a possible repair when you have a few drain defects going on.
CIPP drain lining, also known as cured-in-place pipe lining, is a trenchless method used to rehabilitate and repair damaged or deteriorating sewer or drainage pipes without the need for extensive excavation works. This innovative technique is becoming increasingly popular due to its cost-effectiveness and minimal disruption to the surrounding environment.

Here’s how CIPP drain lining works:

1. Inspection. Before the lining process begins, the sewer or drainage pipe is thoroughly inspected using drain cameras to identify the extent of the damage and assess whether CIPP lining is a suitable solution.

2. Cleaning. The pipe is cleaned and cleared of any debris or obstructions to ensure a smooth surface for the lining to adhere to.

3. Lining Insertion. A flexible and resin-saturated liner is inserted into the damaged pipe. The liner is typically made of materials like polyester or fiberglass.

4. Inversion or Pull-in Method. The liner is installed either through inversion (inflating the liner inside the pipe) or pull-in (using a winch or cable to drag the liner through the pipe).

5. Curing Process. Once the liner is in position, it is cured in place using heat, steam, or ultraviolet light. This process hardens the resin, forming a tight-fitting, continuous, and seamless new pipe within the existing damaged pipe.

6. Quality Check. After the curing process is complete, the newly lined pipe is inspected again to ensure the integrity of the lining and its compatibility with the original pipe.

– Environmentally Friendly. This trenchless method reduces the amount of waste generated compared to traditional pipe repair, making it an eco-friendly option.

CIPP drain lining is a versatile and efficient solution for rehabilitating damaged drainage and sewer pipes, making it an attractive choice for addressing various pipe issues.

Whilst drain lining is an option perhaps if you’ve got a few issues within one drain pipe, but if you just have one issue within the drain, sometimes a patch repair would certainly be a cheaper and more suitable option.

How much does CIPP drain lining cost?
Unfortunately it’s not cheap, but it is nearly always cheaper than digging up floors within a house, drives, and patios etc. Prices will vary depending on contractor overheads, and also access, and perhaps even the level of difficulty and most importantly risk.

Opinions related to damp issues are always more reliable when supported by data, and eliminating all potential defects to find the root cause. When inspecting a suspended timber floor in a property for timber decay issues, you have to keep it simple and think why has this just recently occurred. Timber decay occurs because of excess moisture, normally because of building defects. I carried out a dry rot survey today on a property where multiple issues are contributing to damp issues around the property, which hadn't been mentioned in the recent pre purchase Building survey. As you can see in this video, all these excess moisture issues can tip the balance and become an expensive repair. Sometimes they might not even cause that much of issue, or you might get an extensive dry rot issue.

The timber decay issue I inspected today they had a dehumidifier installed under the floor after being advised to do so, over the winter period trying to dry it down. The floor stayed wet, client lost faith.

I had to explain to my client that a refrigerant dehumidifier won't remove hardly any moisture within a sub floor void simply because it is cold in the winter months. This is well documented on all manufacturer websites. These units aren't designed to work at colder temperatures. All they will remove is money from your bank when you have to pay your electric bill.
