When you’ve time on your hands, a spot of clock watching seems almost inevitable.

The latter can draw criticism but if you are the next owners of a property for sale on the seafront at Eastney then you are more likely to draw envy.

Shiver me timbers! Old London has a capital back story

Enterprising builders several hundred years ago were heavily into recycling.

And one of them quite possibly floated the idea of getting beams from Portsmouth Dockyard to help with the construction of a property called Old London in the north Hampshire village of Liss.

“The house is listed because of its architectural interest going back several centuries and the exposed beams in walls and ceilings are believed to have been obtained from surplus old ships’ timbers in the Dockyard,” explains Colin Shairp, of Fine and Country Southern Hampshire estate agents.

“I have seen other properties where restoration work has revealed timbers that have quite obviously had a previous life because they contain the remains of old joints and other features that would not fit with the building they now help support.

“Old London is an extremely attractive home, enhanced by the timbers but not relying on them alone for its appeal. The sitting room has a superb example of an inglenook under a heavy timber bressummer beam while on the opposite side of the room there are bookshelves set behind an old, exposed timber wall frame.

I served in Her Majesty's Forces, but there is little more that would make me prouder than to see my father (82 years old) wearing his corps beret, standing tall and laying the wreath on Sunday at the war monument on the small island I was brought up on in Scotland.

Well done again dad (for your continued commitment).....I wish I was there with you.

It would be amazing if in the future he was able to wear his father’s Military Medal, I am sure that our uncle and custodian (who sadly passed away this year) would be proud to see him do so.

Cool-headed choice for hot weather havens

With the soaring temperatures during June, it’s very tempting to start planning a move to the seaside.

Not a one-day effort with flip-flops on your feet and a knotted hanky on your head but the full commitment with an attractive seafront home where you can make the most of the weather whenever it turns up.

Anne-Marie Green, of Fine and Country in Emsworth, reckons she knows just the place – the Seafront on Hayling Island.

As an example of what can be achieved by careful planning, the owners of a property called Shorecroft (guide price £850,000 EPC Band E) sat down with their architect and thought things through thoroughly.

There’s rather more to a cottage at Denmead than initially meets the eye when it’s viewed from the road.

Set on the very edge of the western side of the village, Guelder Cottage in Uplands Road is set in a plot measuring more than a quarter of an acre, with most of it hidden from view by the cottage itself.

Great expectations can be a dickens of a problem

Great Expectations was a fantastic novel-cum-social-history written by Charles Dickens, who once lived in my adopted home city of Portsmouth.

But these days great expectations among property buyers can be something of a problem.

Take the case of a potential buyer who came in asking to a view a property registered with me with a guide price of £525,000, which I see as somewhere around its true value.

At first she offered £510,000, then £515,000, before settling at £520,000. With her own house unsold, however, I pointed out that she could not realistically make an offer that my vendor would accept. That’s how it turned out.

But she was not to be deterred. She consulted the agent handling her house sale, who had quite possibly overvalued it, who knows? He suggested that to facilitate her sale, a price reduction of £30,000 should make life easier. He said it wouldn’t involve her suffering any financial pain. She could simply tell the person she was buying off to do the same!

Needless to say, when she came back with this wonderful piece of news my vendor politely declined. She was puzzled because to her it seemed straightforward. Everyone takes a £30,000 hit on her behalf, a solution that left her in exactly the same place.

She could not see that somewhere else along the line, assuming everyone played the game, one person would be £30,000 short-changed. As long as it wasn’t her, there couldn’t possibly be a problem!

I blame the agent who gave her Great Expectations. I didn’t want to be too hard on her but suggested she went back to give Our Mutual Friend some Hard Times and maybe pass on some instruction to help him because by the time the weekend came around he’d be facing A Sunday Under Three Heads – all of them aching like mad because his business was heading somewhere towards the Frozen Deep as he faced up to The Battle of Life.

In the meantime, agents who overvalue and practice the kidology of price reductions being a medicine to be swallowed by innocents on a client’s behalf should get a more realistic take on life in the property sector instead of expecting colleagues in other firms to deliver the bad news for them.

Look at the data and you’ll see that time spent digesting Christmas lunch brings on the warm glow of a contented life and that spurs the search for an idyllic home to match it.

What better place to find it than the Fine and Country website? With that in mind I’m always ready to respond to Christmas viewing enquiries and open the office door because there’s always a steady stream of passers-by after Boxing Day. If I’m in the office catching up on admin, I might just as well be open for business so I sit at the front desk with a tub of Quality Street (what else in a Fine and Country office?) in front of me which naturally I try to resist!

It’s worthwhile, too, as I’ve had some success in selling homes over the festive period. That warm glow translates into a drive to get the move under way, something that can lose its shine once work is back on the agenda. But catch that flame and nurture it and there’s a successful move to be had.

I like to add new listings just before Christmas and if anything comes in as the result of an enquiry over the Christmas period I’ll get that online too. People remember what they have already seen and are keen to look at new properties so it’s always best to oblige.
