Here’s a classic case of an agent trying to trick sellers with the promise of “finding out how much your home is worth.”
When it came out 10 years ago this was an effective way to get enquiries; but pretty soon everyone started to realise it’s just a deceptive data trap.
But, apart from being a disingenuous data trap that doesn’t tell you the value of your home, the worst thing about it is it just fuels the wrong discussion.
And leads to overvaluations galore when sellers start asking other agents what they think it’s worth instead.
Rather than asking “because the market determines the selling price of my home, what is your agency’s process for achieving competing bidders, and how is it better than other agents?” which is the right thing to ask.
Look out for the agents who deliberately overvalue.

For people who don’t take negative equity seriously:
My guess is this is a new build bought with a 5 year fix.
They now can’t remortgage or sell meaning they’re probably going to be forced into a punitive Standard Variable Rate, meaning their payment is going to spike horribly compared to the rock bottom rate of 2019.
I REPEAT:
DONT OVERPAY WHEN YOU BUY.

Deliberate, strategic, intentional over-valuing where it forms part of a successful business strategy, only made possible when agents have massive referral income fees from other sources such as financial and legal services. (Because they don't sell many of the homes they list). 2. Reluctant but unavoidable overvaluing by agents who know they're doing it, wish they didn't have to, but have no option if they want to stay in business. Even good agents are forced to participate in this. 3. Incompetent/ignorant overvaluing.
