✨Ontario Building Code minimum square footage is 188
What this means👉🏼 you can build a home (almost) anywhere for the new minimum of 188.
Biggest myth ➡️ you can’t build tiny on vacant land
Dispelling the myth ➡️ You can build as small as 188 sqft (almost) anywhere. Your municipality will have a minimum size requirement for Principal Dwellings, if this is higher than the size you want to build to, you can apply for a sizing variance to lower that and gain permission to build small. Most municipalities have already eliminated the min size req, deferring to OBC, or 188. Yes, you can build tiny on land. Note - you still have to ensure your home is built to code or properly certified.
✨Ontario Building Code has increased its non-permit accessory structures size to 160 square feet
What this means 👉🏼 you can build a shed, backyard office, pod etc without a permit
What this does not mean 👉🏼 that you can build a non-permitted tiny home to live in
Biggest Myth ➡️ “well if I build my tiny home under __square feet I don’t need a permit”
Dispelling the Myth ➡️ this is untrue, you can build a structure yes, but you cannot build a dwelling meant for human habitation under 188sqft. You require a permit for anything a human will be living in.
