Last month I shared details of a book that I found invaluable during my real estate career. One of my aims this month was to complete a book a month. Doesn't sound that difficult but I don't get a lot of spare time. Let me rephrase that. I don't make enough spare time. This year I've committed to change that. In January I completed the book, The End of Proscatination - how to stop postponing and live a fulfilled life. For an experienced agent, finding social media or blog topics that will interest your ideal market should not be difficult.

Think about the types of questions that you are continually asked by vendors or buyers. What type of content will be of interest to your intended audience?

Give thought to their pain points, areas of confusion and the topics that people are often misinformed about.

As a real estate agent, you are already considered, by most, to have knowledge of the industry. You may or may not be considered an expert yet, but you would likely be considered an authority at least.

If you are new to the industry tag along to an open home or a listing presentation and take notes, mental or otherwise, of the things that sellers or buyers seek clarification on. In no time at all you will begin to see a pattern emerge.

We generally know our market and by giving a bit of thought to this it will not take long to come up with plenty of ideas for social media or blog content

17th Jan is the official 'ditch New Years Resolutions Day'. How have you gone with your resolutions or goals so far this year? Why do we start a new year with so much enthusiasm?
As a kid I was one of those that got excited about returning to school, covering my books, buying stationary, etc. Nerdy I know. It wasn't about school as such, it was about the possibilities, the newness and freshness of it all. The dreams of what the future year might bring for me that year. 🌈
But somewhere along the way I would lose my enthusiasm and momentum. As the year progressed my writing would become scrapier, I wasn't as enthusiastic, and it I didn't put in the effort that I had at the start of the year.
Sales can be very much the same. It's easy to set goals at the end of a year. We somehow convince ourselves that the sun rising on a new year is going to make all the difference to us.
One thing that has helped me over the years with attaining my goals is a book 📗 called The Miracle Morning For Real Estate Agents. 🌞

BE WARNED: it's a long one.
Yesterday, I welcomed new followers. I then realized that I haven’t shared anything about me. So here we go.
I grew up in Campbelltown NSW.
I moved to the Central Coast of NSW in my twenties. I got my first full time real estate job in 1996. I felt that I had found my ‘tribe’. My competitive nature didn’t hurt either.
After 18 months I resigned. I found the demanding work schedule difficult to juggle as a new single mum with a 3-year-old. But I knew I’d be back.
In 2010 I returned. I felt the same excitement about the industry that I’d had nearly 15 years earlier. A few things had changed. Agents no longer wore pagers. They didn’t have mobile phones the size of house bricks. There was no sign of the box card file systems that sat on our desks to hold our leads. Oh, and there was this new thing called the internet.
My partner Craig and I are celebrating 13 years together this month. It’s just the two of us. Our kids are all out on their own now. Craig is smart, funny, and supportive. In return I drive him bat-sh*t crazy. It truly is a win-win. 😜
Speaking of kids, we have 4 between us, two girls, two boys and a combined 6 grandchildren, three boys and three girls. Our ‘kids’ range from 22 to 36. Grandkids are from almost 3 through to 17. Crazy about them all and yes, they make me bloody crazy too.
Our family motto is inspired by Craig’s stepdad Bobby. ‘There are no steps in this family. We are all the same’. We try to continue this mantra as our little tribe continues to grow.
We have two rescue dogs. Hank is a staffy cross. Archie is a boxer cross Ridgeback. They share half a brain. But they seem to manage. 🧠
I’m truly obsessed with the V8 Supercar series. Bathurst 1000 weekend is my favourite of the year.
I bought a block of land at 17 and my first home at 19. So far, I’ve bought 12 homes. Do I still have them all, no. Do I wish I did? Absolutely!
I write with my left-hand. I use my right hand for all sports except pool or snooker where I use my left. I also brush my teeth, using my left hand. Weird I know.
I’m impatient and I have a fear of flying, but I’m getting better at it. The flying that is 😀
Newcastle Knights are my NRL team. Yes, I’m admitting to that. 🏉
When Craig steals my chocolate, I think about ending his life. 🍫
I’m an early riser, 5am
I swear more than I should.
I love music & podcasts.
Did I mention that I swear more than I should?
I’m not sure what I love most, old cars or old homes. I can aim for both right? An old character home with a 1970’s Ford or Holden in the drive. Sounds perfect.
At 16 I had a sawn-off shotgun held at my head in a robbery. At 24 I was threatened by two men who jumped the counter, brandishing a broom. I seriously wondered if they were planning their getaway, Harry Potter style. These two experiences convinced me that I probably wasn’t destined to work in a bank. 🏦
When I was 25, four men barged into my house to do a home invasion. Although I’ve had my share of bumps with undesirables, I don’t have a shady past and I’m not leading a double life. I promise.
I loved Breaking Bad. On the other extreme I also loved the Queen’s Gambit. Never got into Game of Thrones. But I’ve been known to binge watch Yellowstone and Ozark if that redeems me.

I'm not one to make resolutions. I do set goals but I've never been big on New Years Resolutions. This year though I thought I'd get super serious about what is important to me and set just one. 'They' say when you put it out there that you are more likely to succeed due to support family, friends, colleagues and so on. So here it is. It's my only resolution for 2021 but it's a big one so please support me in achieving it. I thought about setting two but I really don't want to be distracted and want to be super focused on achieving this one new years resolution. I'm super positive and know that I won't fail :)

Traditional methods of prospecting are focused on reaching people at the exact moment that they are thinking of selling. Most forms of prospecting have us living in a state of hope. Hope that we will manage to jag a seller by knocking on their door, at the opportune time when they are just ready to sell.

The disadvantage here is that you are only meeting cold prospects. You will usually be competing with other agents. So you’ll often be screwed down on fee as there is no prior relationship there. The know, like and trust factor is not in place.

Sure, there are those times when you meet someone months or even years before they are ready to sell. But when they eventually start doing their research they'll come into contact with many other agents and you will lose your advantage. Traditional methods give you no point of difference and no true advantage for being the first cab off the rank.
